2. Your Project !: Your project for
the course revolves around applying these
strategies that we're going to be learning to an
application within your life. Whether it's a living
room that you're planning on
transforming or if it's a project that you're
working on for a client or if it's a
property that you're planning on selling
and you need to home stage or add some decoration and be responsible for the
interior design approach for that specific area. Now in front of you, you
do have various samples. You can use them as reference. You can draw inspiration from. It, can take a look at
all of these images. These are the before images and the afterimages for
the same spaces. Following the application of the key important
concepts that you're going to be learning
with the course.
3. What is Home Staging ?: Welcome back to the section of the course where we are going to kick things off by defining
what is home staging. Now, homesteading has
a certain purpose, but falls under interior design. It falls under decoration. It just folds under, making a space look nice. But when we refer to the term homesteading where
being very specific because we have a
certain end goal where Home Staging is
the process of preparing a property such as a home or an apartment for sale in
the real estate market, this is the key definition
for home staging. You're going to
have a real estate, a piece of real estate. And you're going to modify its appearance in
order to make it appeal to potential buyers with the whole purpose
of selling that space. Now keep in mind the skills that you're going to be learning
in this current course. They are quiet, transferable. You can easily use
them as part of your interior design project or for your own
personal preferences. If you have a certain apartment, you need to decorate
your living room. You need to adjust,
refurbish your washroom. You need to add
things to your space to make it look nice,
make it look better. Or you just simply having guests over and you need to brush things up and add some extra vibe to your
living atmosphere. Those skills, still,
they do apply, but the term Home Staging is quite specific to the
real estate market in which you are going to stage a house in order to sell it. Now, the whole objective of homesteading is
actually to showcase the best features of that space in which you are going to organize the furniture. You're going to go
ahead and deal with the lighting at some
quality curtains, carpets, accessories, arrangement,
Space Layout, all of these things
one piece at a time. They contribute to the

compared to the other one. Simply for the sake for
the sole purpose or for the sake of properly
being home staged. Because whenever the potential
client walks into a house, a the first thing
that they notice, it's not organized,
it's not clean, the lighting is off. It provides them with
a negative vibe and they do not see themselves
living in that space. On the other hand, house be as soon as the potential client
steps onto the yard, they see a green
clearly cut long with some accessories or let's
say fountain outside. The transition indoors, they see properly arrange furniture, some greenery, spot on lighting, clear clean windows,

of preparing a property such as a home or an apartment for sale in the
real estate market. Let's go through the details of the script which is
written to help you complement the idea and complete the picture for you for the definition
of home staging. The whole objective
of home staging is to showcase the properties
best features and create an attractive, welcoming, a memorable
first impression for the potential buyers. This is the whole purpose. First impression is what counts the most specially when
you're selling a property. This is achieved by
arranging the furniture, decor, accessories in a way that highlights the properties, strengths creates a sense
of space and light and helps potential buyers and envision themselves
living in that space. This is your goal when it
comes to home staging. Whenever someone steps
into the property, the first impression
that they should have, I wish I could live here or

their vision. They see themselves being

like I've mentioned, it's an extreme app. It has a lower-end

from decluttering and depersonalizing a space to
update fixtures, appliances. And it can be done on
a range of budgets and styles to appear to a broad
audience of potential buyers. This is going,
we're going to get into those specific details. How can you modify certain things in order to
appeal to certain buyers? Are you selling an apartment or a house to high-end buyers? Are just middle-class
families were trying to just mobilize from a big
house to a smaller house. So all of these
things are taken into account in order to
help you make choices. Which ends of the spectrum are you going to be falling on? Are you going to do the minimal homesteading efforts or we're going to go above and beyond in terms of your home
staging efforts. And finally, to wrap things
up for the current lecture, the ultimate goal of home
staging is to help make a sale. You are going to be
selling that space. This is your main purpose. Now keeping in mind
that the skills that you're going to
learn that could be applied once again to your own projects as
an interior designer, or just simply a
homeowner trying to modify your living
space for the better. But the whole intent of home staging is actually
modifying a space or real estate in order
to make it appealing for a potential buyer with
the hopes of making a sale. Now, this wraps it up
for the current lecture. Feel free to replay the

4. Improtance of Home Staging: Welcome back. Now to kick things off, take a look at this
current image. What is your first impression? Take a look at this project. How does it look like? What is the vibe that
you're picking off? Well, if the first impression
that you're having, it looks quite clean, organized, properly spaced out. The furniture is picked in
a ridiculously great way. The accessories
such as the plants, look at the telescope, look at the tissue box, the vase at the middle, which complements the
sofas, the windows. How clean are they? And they showcase the scenery. So all of these things The helped create that
first impression. Now, this is a sample work
for Home Staging efforts. And why is it such
an important thing? First of all, it

on this current picture, what was your first impression? It will provide you
with a sense of relief, a sense of comfort, and this is what
you're trying to achieve with your
potential buyers. As soon as they transition
into the space, they should feel that sense that you're trying to provide
to them, which is comfort. Hopefully they can
see themselves big part of the space
for the long run. Finally, home staging provides you with a competitive
advantage. The real estate market
is quite competitive. You get many real estate
agents, many options, apartments, houses,
villas, buildings. The list is endless. So in order for
you to stand out, every single effort
that you add, in order for you
to stand out will help increase your
chances of success. And one of them is
Home Staging because it's a form of
art. It's a skill. It's a knowledge that not many
professions they do have. And it's a sense of taste That's very difficult
to teach sometimes, no matter how much
information you provide about interior designer in the visual should have that artistic AMD or that sense of art in order to combine colors or arrange pieces in a way
which are quite preventable. So the thing you are going to be learning in this
course will definitely help you step up
your game and get to that level where you are home
staging based on science, home staging based on skills and strategies
that actually do work. Now, rather than just
simply trying to guess what is the best fit in terms off your
home staging efforts. So this lecture emphasizes
the importance home staging. It's not something
which should be taking quite lightly
when you're trying to make a sale or trying to arrange an apartment or a house in
order to present it properly. Again, think about the example of having guests coming over. You get really important guests. They are coming over. And then you have two options. Either you're going to leave your living space
completely unorganized, and then you're going to
be welcoming those guests. And obviously you're not going
to make a good impression. On the other hand, you're
going to do your best. You're going to decorate. You're going to clean things, organized the space
in order to make it presented in the
best way possible, which is going to be more accommodating to
your desk guests. This is the basic
real-life example that every single human on this
planet tends to apply. With that consideration. It's taken by default. That's something that we tend to do whenever you
have guests over. But those skills,
they could be grown, there could be developed, there could be enhanced in order to help
you transfer them to various practices such as Home Staging, interior

5. Home Staging Misconceptions: Welcome back. Now, in this current section we are going to take a look at some common misconceptions

are pushed to the limit. Finest accessories,
finest loading, finest fixtures and finishing
in order to help them ensure make that sale and even
a lower quality of space, which is not on the high
end or the luxury end, could fall in the same
domain of Home Staging. Putting the effort to make
that space look better and provide a better impression
for your potential buyer. Because at every segment

misconception where what's assumed there's no need for home staging or it wouldn't
make a difference in terms of increasing the

product, obviously, you're going to find
a product that meets your expectations
that's properly packaged and that
provides you with a sense of comfort that
this is the right choice. You could have a great
product in front of you, but it's not packaged properly. The package is broken, the seal is off, it looks outdated and
all that stuff will provide you with a
negative impression even though it could be
the best product for you. So it's quite essential
for the success rate of your sales efforts to properly home stage the
real estate that you have. It's a hassle. Well, this depends how
complicated you want to make it. When it comes to home staging, things could be as
simple as cleaning, organizing the cluttering,
or you could be quite too picky with every single measurement that you make it too complicated. Well, let me break it to you. Homesteading shouldn't
be that complicated. It's an art. It
should be fun to do. It should be quite
exciting to do. It should enquire,
require some sort of a playfulness interests in
making that space better. Take a look at this
current image, e.g. now, from a first glance, it looks quite expensive
or it's a luxury space. But if you look closely, you would realize that
there's nothing much to it other than this
fireplace over here. And the rest is just basic furniture which
has been arranged properly. The space has been cleaned out. Take a look at the sofas. Take a look at the
pullover rug over here. Take a look at the centerpiece. Take a look at the
scenery or the view. Take a look at the lighting and the shelves and
the accessories. Now, all of these wouldn't cost much to
transform a space. However, they have been combined properly in a systematic way. That whenever you,
you've taken a look at this current space,
you would realize, or you would develop that impression that's
very luxurious, or it's very expensive to
achieve the same end goal. But once again, take a
look at the picture. What kind of furniture
do you have which is not present than any other
space across the world? Let's say you've got
sofas, it got carpet, so you got centerpieces
and get a Windows, which is the minimal, minimal furniture, which
would then any space regardless of luxury
and spaces or not. So luxurious spaces, these are the basic essentials within
any residential space. But it has been taken care of quite properly,
cleaned, painted, properly organised, arranged, assembled in a way we're colors blend and they
complement each other. The views are not obstructed. The lighting adds up to the space has been
calculated properly. So all of these things, even though the smaller, trivial, but together, they
transform the space entirely. And this is what we're trying to achieve in this current course. You are going to learn all of these things which will help you take in a raw space which has no sort of liked or that spice to it and completely transform it to something
extra ordinary. At this current point, we have developed
our understanding of the misconceptions
that revolve around home staging and how
essential it is for our interior design and the creative efforts with the intent of
selling a property.
6. Principles of Home Staging: Back to the section of the
course and now we are going to dive into the details
of Home Staging, interior design and decoration. Now we're going to tackle the
principles of home staging. What are the key
essential concepts? I've laid them down for you in a very systematic way such that you'll be
able to remember them, note them down, and
just simply refer, refer back to them for
the ease of convenience, whether you are working
on your project, you have something
hands-on and you need some interior design skills and recap of that knowledge that you have learned
in this course. This will pave the
way for years. Now, kicking things off with the principles of home staging. The principles of Home
Staging are based on creating a space
that is welcoming, visually appealing,
and allows potential biased and vision themselves
living in the home. All of the skills that
we're going to be learning from this
point onwards. All of them revolve around the principles of home staging. What are we trying
to achieve when we are considering a space and we need to
Homestake that space. What is the end goal? This is the end goal. And every single skill,
every single parameter, every single concept that we're going to be learning
from this point onwards is going to lead us
back to this main end goal. Now, as we transition through the various
segments of the course, you will notice various
illustrations of projects. Now, these have been
added to the course for your own development to
help you develop that sense of taste for the
coherence of the space, how it should look like. Because this is a form of
real-life application. This is a form of
art in practice. You're not just simply going to learn stuff technically
without having a visual aid to help you visualize how things
work in real life. So these projects are considered
to be guiding points. They will help you develop
the understanding. You can use them
as a reference as well if you are working
in this space, e.g. this is an example
of a living room. You can use the color palettes and the arrangements to
help guide your choices. This is a master bedroom. Take a look at the arrangement, the ambiance, the color, textures, the
schemes, all of them, how they are integrated
with each other. You can refer to these as well. They are not just simply
for demonstrative purposes, but also for guiding purposes. In order to recap this
current essential point, the principle of Home
Staging revolves around, first of all, creating
a space which is welcoming. This
is very important. Whenever someone
steps into the space, they should feel that
sense of comfort. It should be visually appealing. Everything should
make visual sense. It's organized, clean
colors, click together. Everything has been
picked properly and just simply
exudes perfection. And it allows the
potential buyers to envision themselves. This is the most
important point. Whenever a potential
buyer step sent, they have a first impression and that first impression will guide them through their
decision-making process. Do they see themselves
living in that space? They're going to be
presenting you with an offer. If not, they're going to be turning around and
walking out of the door. So this is where it trunk to do. First impression,
visually appealing. It should stand out, it should be organized
properly and hopefully at the bar will make a choice
which is in your favor. Now, let's transition to the
key important principles.
7. Home Staging and Interior Design Principle #1: So key important home staging, principle number one, which
is literally for free, it costs you nothing to do, but it makes all the difference, which is cleaning up
and decluttering. Now, the term refers to removing excess material
from the space such that you are clearing
out the space. The layout is clear. There are no obstacles within the way physically and visually. The potential buyer
or your guest, or you are, or your client, if you are interior designer
working on your project, they should be able to spot on this paces features as
soon as they step in. They shouldn't be feeling
a visual blockage or obstacles due to the stuff which are scattered
all over the place. Take a look at this
current image, which will help you understand
the power of decluttering. At the same time, it's significance as
part of home staging. Now, on the left-hand side, we do have the before
image for a space. And on the right-hand
side we have the afterimage of the space
and nothing has been done. Other judges simply
cleaning up the space, declaring the space, and adding some lighting on the left side. Whenever you walk in,
what do you notice? You do have toys over here. You do have some clutter, apparently some
personal items for the tenant than the lighting
is a bit off and skewed. It doesn't compliment the space. It looks a bit them and dark. And everything seems
quite piled up together. You've got a desk
drawer over here. You've got a couple of chairs
and small table over here. And you've got
something over here. It doesn't make sense. And you do have the TV unit and everything seems
quite to compact. So when, whenever you step in, the first signal that
your brain receives two, occupied, too cluttered,
requires cleaning, too crowded, and it's
not comfortable. However, if we simply organize the space and we
declutter that space, take a look what happens. It's exactly the same space. However, the furniture
has been arranged, everything has been cleaned up. No more stuff over here. No more stuff over here. The stuff over here
has been removed. It's the same sofa cleaned up. Two lamps have been added. Right? Now. A small floor vase with greenery has been added as well to complement the space. And the lighting
has been shifted in order to support the space
with extra lighting as well, to make it more brighter compared to the appearance
that you can see over here. So just simply organizing the space, providing
sufficient lighting, and arranging the furniture
in a way that makes sense with proper distancing
and proper layout. Here's a pro tip. Our brains, they
can see Cemetery. If things are quite to organize properly laid out
with proper dimensions, our brains are able to spot
the patterns on the spot when things are
quiet too messy and our brains are not
able to make proper, coherent, cohesive sense of it. It doesn't make sense visually. Our brains are not able to
pinpoint different directions, linearly, straight lines,
symmetrically as well. It creates a sense of
discomfort because our brains are like trying to process too many things
at the same time. But when you are arranging
furniture in a systematic way, in a cohesive way, and it's just a wage properly, properly spaced,
properly organized. It makes our brains relaxed. Why? Because the brain is not
receiving too many distractions. It's not creating that
sense of comfort. This comfort, it's creating a sense of comfort which is the, which is the main goal that
you're trying to achieve. Wherever you have
furniture being arranged, you need to make sure It's
arranged in a symmetric way, in a linear way. When I say linear, it means properly distanced, properly spaced out,
makes perfect sense. And the best example,
take a look at the image. This is before and
this is after. Here, there's no symmetry, there is no proper arrangement. Everything is scattered. There's no pattern going on. On the other side. You notice there's arrangement, but you're not able
to pinpoint that. And this is your brain at work. You're able to find a pattern, but you're not able
to spot the pattern. But you notice arrangement. And once you do so, it means your brain is dealing
with this comfortably and this will generate a sense of comfort they trying to achieve. So the first key tip, key principle is declutter, which is for free. Hence, it's not too
expensive to do, but can make a world
of difference. Now, let's transition to
principle number two.
8. Home Staging and Interior Design Principle #2: Now the second key
important principle for home staging is to
depersonalize the space. So when you are home
staging a certain a home, it's very important that
within the process to remove personal items from with them
the space including photos, including objects, including a certain stuff that you have lying
around there, which are considered
to be a personal. This is going to be quite intrusive to the experience
of the potential buyer. Because when they are prospecting
for a space for a home, you should be able
to provide them with the impression that this
is the home for them. And the, it's quite
difficult to do so. If you have objects which
are quite personal, lying around, let's
say you got your kids, toys, some family photos. You've got all of these items
which are not considered to be relevant to a certain point to that space within the
home staging scheme because the main purposes you need to create a neutral environment. Let's go through
the breakdown or the key important essentials for depersonalization
along with an example to help you

personal items such as family photos
and creating a neutral, inviting environment that allows buyers to imagine themselves
living in the space. Let me give you a
very nice example. Let's say you do have a
potential buyer walking into a house that they're
looking to forward to buy. The first thing that they see is a family picture on the wall. Now, obviously, this
is not going to leave a welcoming impression
because they are able to see a family
photo on the wall, which provides them with
a sense that this is a home for someone else
and they're not able to, it's not going to
be a welcoming to them in terms off being
part of that space. Even though this
is not something that are going to
be thinking about, active liver is going to be
at the back of their mind as something that strikes them whenever they
step into the space. The notice that there
is a family photo e.g. on the wall with
them, that space. Then they realize
it's occupied by other individuals
and the blocks, somehow their imagination from seeing themselves are
experiencing that space. As a potential buyer, you need to make
the space neutral. And what do I mean by space? It could be any
real estate piece, whether it's a house or building
a villa or an apartment. Irrespectively, whenever you
do have a potential buyer, or let's say if your
interior design as well, you have a client and is
walking into a space, you should make sure that
this space is like a canvas. It's completely blank. Waiting for the
potential buyer to leave or mark their
presence future wise, where they are going
to buy the space, they are going to add
their own photos, are going to add their
own personal items to add their personal
touch this space. So if they walk into a
real estate and they realized hasn't been
occupied by individuals, they are leaving
their personal items. It's going to interrupt the buyer's experience whether or not the space
suitable for them. Now, how can we
resolve this problem? Let's say you are a landlord and you are planning on
selling a space, e.g. you're planning on
selling a space. What you can do is, I need to do have personal items laying around here and there. What you can do is you
can just simply go for boxing options or compartments, which will help you remove those personal items and remove them from
site temporarily. If you have an open house
or within a certain visit, just to make sure
that the experience is complete for the
potential buyer. Take a look at the
skirt example. Let both of them, they are within the
same apartment, but one of them has
been depersonalized and D cluttered and organized while the
other one has not. On the left side. This is the before picture. You can see you can see all
these potential items which are personal laying here and
there you do have a creams, you do have products, you do have toothbrushes and all that sort of stuff
are considered to be personal items that
have potential buyer would appreciate as
part of the space, and they are quite deemed
irrelevant to the space. Now, on the other hand, if you take all of these
items and just simply put them into compartments
like storage boxes. Whenever a buyer passes them, someone who's
interested in buying the apartment or the
house for the space, they, they will deduce, or they will have a
sense of organization that they could organize
their stuff the same way without being blocked
by the presence of numerous personal
stuff which are quite irrelevant to their own
viewing experience. On the contrary, whenever
the opened this compartment, they can see the potential, the future prospective,
that they could add their own stuff in such compartments which
will help them and storage. Hence, the space is
very suitable for storage and it could
accommodate a lot of stuff. Why? Because now it matches their own experience
without the interference of the personal items from
the current owner of the space or the real estate
that you are dealing with. So you have to understand
whenever you are presenting real estate for sale, or you are presenting an apartment or house
or respectively, you should make sure
it's depersonalized. It includes artistic
touches, visuals, and some pieces of
art like wall art is we're going to see there
just to fill up the walls. But these items should
not be personal. You should avoid or remove
family photos, e.g. a, personal items as shoes, all that stuff which
are considered to be personal for the current
tenants are residents. There should be
temporarily moved away just for the
sake of providing a complete viewer's experience
for the potential buyer in order to allow them to see themselves in this current
space in the future.
9. Home Staging and Interior Design Principle #3: Now this is one of
the most basic yet one of the most powerful
home staging techniques. We just simply
cleaning the specs. One of the main misconceptions
that home city is quite expensive and just unaffordable. On the contrary, just simply
cleaning spaces and trying to put the best effort in terms of cleaning literally
everything within the space. It will show for sure
and it will help create that impression,
that positive impression, which is going to
be very helpful for the potential buyer to make a decision because it would allow them to
see the potential, the potential of the space. Especially if Open Day where
you have potential buyers, they walk into the real
estate and tried to examine the various rooms
of various surfaces, various textures, walls,
paint outdoors, indoors. Sometimes a small single act of one buyer passing
by a dining table. And they just simply find a
lot of dust on that table. That could be a negative
experience which might be the terminal for the decision whether or not to buy property. So a few clean, every single surface, everything shouldn't be
quite crystal-clear. It will showcase the great
potential that is paste has, which is going to reinforce the decision-making process
for the potential buyer. Take a look at this
current example. This is the image before and
after Ford the same space. But you notice the difference. There's a lot of difference. On the left side. It hasn't been cleaned up. You do have a lot of
items, a lot of dirt, lot of junk here and
they're cluttered as well. But after cleaning the space, arranging the items, you
notice a difference. And this is the thing that
you should be aiming for. First glance, first impression, should be quite positive. If you take a look at
the previous picture, the before picture, the first impression is quite
too crowded, cluttered. It just simply sends
the signals to your brain that this is a space that I'm not
comfortable with. On the other side. On the after picture, whenever you take
a look at this, the first impression is
this is quite to clean. It has a lot of items, but it's quite too clean. It's quite managed
smart managed properly, which means this pace
is very well cared for. Hence, if someone is looking
forward to buying the space, obviously this is going
to be a positive or a plus point to help
them make that decision. Up to this current point, you've noticed all the stuff
that we've talked about. They're quite free. Home staging, like
I've mentioned. It has a spectrum, very affordable to
quite expensive, and it's up to you to make up the decision what's
best for you. But the bare minimum, as we've noticed through
multiple examples so far, makes a lot of difference in transforming the
space that you have. Now, let's transition to the
following key principle.
10. Home Staging and Interior Design Principle #4: Now we're transitioning to
a more specialized approach to home staging and leading
to the current principle, which is highlighting
the key features. This is the main goal of
Home Staging in essence, where you are trying to showcase the best feature for every
single space that you have, or even multiple spaces
within the real estate. Let's say you have a house,
every single bedroom, or every single living room
or every single washroom, could showcase a
certain feature. If you're able to provide
such a dynamic experience, lot of features within
the same space. This is a very powerful
leverage that you can use to help you sell the
real estate that you have. So the principle that we
have at this current point, which is highlighting the
key features which could be either a special storage, a garage, a chimney, or a fireplace, a
cozy area, e.g. I. Can look where it's like a
cottage, like Treehouse, e.g. or you have a great
view or a pool. So all of these things that are considered
to be features, and you should be
able to highlight those features as part of your home staging efforts where you focus on that feature, try to keep it in
mind as a pro tip, like every single
space shouldn't be focusing on a certain feature. Let's take a look at examples to help you
understand it better. Now take a look at this
current image, e.g. what stands out the most? Obviously, the fireplace. Take a look at the
furniture has been assembled to the left and
the right of the fireplace. You do have Wall Art
above the fireplace and the pathway is clear
around the fireplace. Every obviously,
when, every time single person passes
by from here, they are going to pass or
experienced the fireplace. So if a potential buyer passes
through this living room, obviously the first
thing they are going to notice is
you focal point, which is the fireplace. Notice even the color
of the furniture. Even the walls is quite
plain, which is white, and you do have a frame around the fireplace
which is in gray color, which is a neutral color, as we're going to see once we get to the color
palette segments, how you can blend colors to help you bring the best
features within the space. So by the proper
color selection, proper furniture
arrangement, we are able to highlight the fireplace. Take a look at this
current example. What do you notice? What is the best feature
and the skirt space? Obviously, take a look at this. It has a view. It allows a lot of sunlight, which is a very powerful
feature actually to have natural sunlight
just within the space. Given a Roman times
and olden times that considered to be a very architecturally
powerful thing to do, to allow light to fuse with them various
holds, even in castles. That's something which is
quite very interesting and very positive to have
within a real estate. Nothing beats natural light. So if you do have in this current case,
this current space, obviously if you have
a buyer walk in, the first thing you'll notice
is that it's a great view. A lot of natural
lighting from this window and everything
around us compliments this lightning
complements in this view. We don't even have curtains over here because
imagine if you have a curtain and he's just
simply block this view. Obviously, it will
look quite stale. The room will look quite okay. Nothing fancy about it, but the single act of having a glass door allowing natural
light to fill up the space, transforms the
entire experience. So this is the main
goal you would like to achieve with this
current principle, which is to highlight
the key features. Now, how do you do this? We're going to see this in
the upcoming segments of the course where I will show you how you can blend furniture, how you can put in some
different color arrangements and schemes in order to
highlight the focal point. A pro tip that you should
always keep in mind whenever you have
a room or a space, try to have one focus or
maximum two focal points. That's it. You don't want to have
your buyer quite too distracted between
various focal points, a chimney, a view, all that stuff can be
quite overcrowded. Tried to have one
to two things as positive features that you would like to highlight that will provide a positive
impression to your buyer, rather than just simply
bombarding them with a lot of features and they
end up being confused. I think about it this way. Whenever you want to buy a new mobile phone and you
speak to the sales rep, and they started
telling me about all of these features that
the phone has. Let's say 20 to 25 plus
features back-to-back. Obviously, almost probably. You're going to
forget all of them. Most probably you're
not going to buy the phone because you have to consider everything
that they have said just to make sure you're
making the right choice. On the other hand, you do have a sales rep who highlights key
important features which are important to you. One or two, which makes That's phone quite special and
very well suitable for you. Obviously you're going to
buy that foreign are going to think twice
because, you know, you made the right choice
in terms of by the phone, which meets your requirements. And it has the features that you're quite
interested in without overcrowding your brain with information that you
have to revise later on. So this is the same
approach you would like to follow with real
estate as well. Specifically, when
you are home staging, you need to make sure
that the space that you have is very well
organized, clean, groomed. At the same time,
it has a focus, a feature that you would
like to bring forward.
11. Home Staging and Interior Design Principle #5: And now to the one of the most important Home Staging principles that you should be quite familiar with and
you should learn and try to play with as part of
your home staging efforts. Because this makes
all the difference in terms of interior
design and decoration. This can make or break your home staging or
interior design efforts, which is the use of colors,
specifically neutral colors. What we are going to aim for
as part of home staging, we need to focus on
using a neutral colors. In order to visualize this, think about a person trying
to pick a piece of clothing. They need to add
accessories to it. Obviously, if the main, Let's say we have a suit, someone in a suit, and if that suit is
completely yellow, all of a sudden, the options to complement the suit
are quite limited. It's very difficult to find
accessories such as shoes, a belt, a handkerchief, or watch, which go
with the yellow suit. On the other hand, if you have black suit, gray, white, gray, beige, all of these shades of colors which are considered
to be neutral colors. They tend to be complemented
with relatively any piece of accessory badge with black, with blue, white
with the yellow. All of these things they tend
to complement each other as long as you have what
we call as a base color, the foundational
color, which is, which is the setting,
that generic setting, which is going to
be a neutral color. Let's take a look
at the breakdown on definition of future color. Neutral colors are key in home staging as they
create a calming, inviting environment
that appeals to a broad range of
potential buyers. Why is this such
a powerful thing? Neutral colors will
help psychologically. Buyers visualize their own
personal touches to the space. Think about it as a canvas. Like a painter. If
you give a painting, a ready-made painting and he asked them to add their
own touches to it. It will be quite challenging. But if you just simply
give them a blank canvas and tell them to go crazy
with their own imagination. They can add touches of colors here and there
to come up with their own personal
interpretation of the artwork. The same thing applies within decoration interior
design practices. You should select
pieces of furniture which are quite
neutral and color. The paint should be quite
unusual and color in order for the accommodation of the personal preferences
to take place. Whether you would like the
buyer to imagine what, how their personal stuff could
fit in within the space, or for the aesthetics and
visual appearance of the space. It's always confirmed
that when you have a neutral base of colors, as we're going to
explore right now. Mentally, it's more or less taxing to your brain to try
to pick up on all these cues. Because our brains
and our eyes, oh, we tend to read a
spectrum of colors, electromagnetic spectrum,
red, yellow, green, indigo, blue, which are quite prominent and easily
detected by our eyes. So a few bombard your
eyes with all of these rays of colors
at the same time, it's going to be
taxing on the brain. So in order to
alleviate that problem, overcrowding the
brain with stimulus, you're going to be
using a neutral colors. So what defines a neutral color? Literally, it's shades of
white, all the way to black. And everything in-between. Take a look at this. Now, all of these colors, e.g. they tend to be similar, but they're not similar. E.g. you do have
white and off-white. You do have beige, then you have a shade
of light gray than the, you got the dark
end of the gray. So all of these are considered
to be in neutral colors, which are shades of each other, either darker or lighter. You do have on the other end, a bit of extreme shades
of neutral colors, which are with a
touch of a yellow, a touch of green, a touch of blue, a touch of red, but without the extra popping
visual appearance, they can look at
this e.g. in gray. Oh, it's a great color, but you can see it has a
bit of turquoise to it. E.g. this shade of gray
or this creamy color. It's creamy, white, leaning towards a bit
off, beige and yellowish. But obviously you cannot
classify it as yellow. This is what you're aiming for. If you cannot classify
a color either as blue, green, yellow, indigo, purple. If you cannot classify it. And within those colors schemes. And it's somewhere towards
gray, brown, beige, black within those shades
than it's a neutral color. And this is something
you can work with. So you have to understand
the color schemes. They are very, very powerful. Whatever you're
buying furniture, whenever you buying accessories, paints, artworks, curtains, carpets, this will either make or break your home
staging efforts. So in front of you, these are
examples of neutral colors. So you might be asking yourself, so how can I find a
neutral color as well? Take a look at this
color palette. You can use it as a
reference to help guide your choices
at the same time. Over here, you do have the various names
that you can use. E.g. we've got Balboa missed, which looks like
this creamy color. You've got the Canvas tan, which is a bit of
a greenish gray. It's gray with a
hint of green color, but you cannot
classify it as green. You cannot classify it as olive. You cannot classify it as
within the green spectrum. It's part of the shades of gray. And you do have the
shades of white, the shades of black,
shades of brown. This is the spectrum you are
going to be using in terms of selecting the colors that
you need to be working with. Consider this as
the stepping stone. You pick a neutral color for your space and then you
build on top of that. Now, a pro tip. You would like to avoid
such colors, e.g. this color, this
color, this color. Why? Because these are going to provide me with
limited options for carpets and accessories and they are not
suited for everyone. These three colors, 123. However, if we take a look
at these three colors, this one, the white loved, the creamy, the grayish
towards the black. This color the shade of gray, and this another shade, the shade of brown, this shade of white. These are quiet, the go-to options in terms of
interior design, because they go
hand in hand with any piece of accessory
that you can think of. E.g. try to imagine you have this shade or the
shade of coloring. And then you need to
add some pillows, some carpets, some wall art. Your choices are endless. On the other hand, if you have this color for the furniture, how about adding a red
piece of work artwork? Obviously it will not match. Or red vase, it will not match, but with this color it would. So that's the point
of neutral colors. These are the colors
which serve as the Canvas that you
can use to help you paint your space the same way you're painting
a piece of artwork.
12. Examples on Principle #5: Now let's go through a couple
of examples to help you understand the application
of a neutral colors. How do they fit and how
can we apply them to real case projects for you to
have a proper visualization. Now, if you take a look at
the previous representation, these are the options. What are considered
to be quite suitable, but how do they play
into real contexts? Now take a look at
this, the left side. Let's say we picked
this current color and this current color for the
sofas and for the pillows. And then we went for this
current color for the curtains. Now, if you take a look at the blend for the fusion
between the walls, the painters considered
to be white. So we have white transitioning to a bit of Bache than transit, transitioning to a
darker shade of the gray and black, lighter black. Then we do have a
bit of brown here. And all of them, they are
within the same range. You do have white, gray, brown, black, all of them. They have been allocated
interchangeably. Now if you look at this,
it fits perfectly. There's nothing wrong with this. And it doesn't create
any visual discomfort. All the colors they
blend together smoothly and this is what
you should be aiming for. Now, because we've done this, we have established proper
selection of colors. Every single piece of accessory can simply fit and take a look
at the Brown chairs, e.g. even though there
are dark brown, like burnt wouldn't Brown. And they have placed
in such a fashion, their colors still blend
with the neutral colors. How about the golden
chair over here? Now, this golden share, even though it's
a metallic chair, and I wouldn't
recommend going for a metallic chair if you
have linen textures, but if you go up, if you're going for just simply for the sake of the color, the color would fit perfectly,
wouldn't be an issue. Take a look at the
tree or the plant, the greenery in the corner. This complements the
entire space by having such a white part and
a huge green plant, it blends smoothly with
the entire surroundings. Not to forget the view
from behind the back door. Take a look at this. If you open this door, you are just simply
stepping into the backyard. Now, the tree is the
greenery, their colors, they do not collide with
the interior of the space. This is next level, architectural skills
and interior design where you fuse or you blend the interiors with
the exterior of the place, such that it's
homogeneous experience, where someone walking into the space outdoors
transitions smoothly indoors without having that
glitch in terms off the experiences from the
outdoor and indoor space. Now, take a look at the second alternative
case that we have. Now in this current case, we have one for
this current color as a base for the sofas. And then for the pillows. Some of them from
this color scheme, some of them from
this color scheme. Take a look at the artwork, e.g. now, these pieces of art, they complement the
neutral colors. Take a look at this center
table and the central pieces. All of them The fall within
the same shades of the color. White, gray, dark gray, light gray, dark brown,
black, dark black. But in this case we
don't have brown other than the basket over here. Towards the light ground to
blend closely with the gray. But in order to help
you visualize this, zoom out a bit and take a
look at the macro view. Everything seems
from the same color, but they are not
from the same color because we have
shades of the color. And we are able to use those colors and all of their
shades within the space of a because these are considered
to be a neutral colors, and that's the beauty
of neutral colors. They provide you with options. Let's say at one point in time, let's consider this living room. You decide to
change the pillows. Now. You can you can add
yellow pillows, read pillows, turquoise,
green, brown, black. All of them would fit
perfectly on the sofa because it's made up of
a neutral gray color. The curtains, you
can just simply go all black or brown or white. Even green would
fit perfectly as well because you
have a neutral base. If you'd like to change the
plant instead of having, let's say, a green plant, you decide to get e.g. a golden leaves plant that would look great within
the space if you would like to change those
chairs and literally just swap them within another
goal that share over here, it would look even better. Why? Because you do have
options and the base, which is made up of
a neutral colors, is able to accommodate
all of these options. Take a look at
this current case. I can change the entire frames, the artwork to something
which is completely read, or we're just simply a red
feathers or three-piece Canvas where you have one piece and another
piece and another piece, they compliment each other. You could have
completely turquoise, completely green,
or even purple. Still, it would look
quite fascinating. Why? Because you do have neutral
colors as the base, which allows you to play
with the accessories. Now what do I mean by the base? That means the furniture, the ground and the paint. So the flooring, the furniture, which are the sofas,
the heavy furniture, the big stuff, the
paint, and the curtains. These are the main
pivotal components for you to select a neutral colors and
then complement them. Weld accessories from
whatever color that you feel best fits your
own preference and style. So at this current
point, we've understood the application of a neutral
colors and the importance of neutral colors in
terms off our home staging efforts and interior design strategies
and techniques.
13. Home Staging and Interior Design Principle #6: Now to the current
key principle as part of Home Staging approach
and design practices, you need to create a sense of space within the real estate. At home, a villa, an apartment, every single zone, a living room, a master bedroom, a child's bedroom, a washroom,
outdoor space, backyard. Every single one of
those zones within the complete real estate
should have its own identity. You should create a sense
of harmony such that the moment a potential
buyer steps into the space, this should step
into an experience. They transition to
the living room. You take a look
at the furniture, everything is properly arranged, they pass by the kitchen. There should be
sufficient space for ease of movement and
transition within the space and from one space to another without having
obstacles for tight, narrow hallways,
everything should be quite smooth and flowing. In addition, you should make
sure that every single zone, Let's say you have
multiple rooms. Every single room should
be treated like a zone or space by itself where it's
best features are highlighted. You use specified
specific furniture based on that
specific space, e.g. you do have a
washroom, one of them, you're going to present
that washing with a spy experience and
another washroom. It's more of a laundry bays or more of heavy-duty
experience. The other one is going
to be a living room. And that living room
is going to provide a sense of coziness
or family time, which is oriented to
hosting certain gatherings. The other zone
would be a kitchen, which is more about, let's say, group
cooking activities or an open layout kitchen. All of these things
provide a sense of the visual experiences
and this is your main goal. You need to make sure
that every single area or every single zone within
the space that you have is providing a sense
of experience and flow. Even the accessories,
the furniture, the textures, the paint, the colors, the artwork. All of these provide a sense of an identity and
every single area, its own identity with them, the space they can look at the examples that we have below. Now, on the left side,
it's a small house, but you can tell that every single space has
been separated properly. Who do have the
living room where you have the light beige
neutral color. And that neutral color has
been broken with green, orange, a bit of white
with some paint, with some textures
and paints on it. Then we're going to go
for the center table to small wooden table complemented
by a white woman rug. This provides the parameters
for our living room. At the backside, you do have open kitchen and you do have
a dining table for two, which could be a small family. Every single space,
like I've mentioned, should have its own experience. If someone walks into
the living room, they would notice
the dining area, the kitchen, and then
they flow outdoors. The open the doors, curtains are open in order to see what's beyond those Perkins. You open the door, you
transition to the backyard, and you notice they do have
a table over there just simply for family gatherings once they transition
from the living room, kitchen, kitchen, living
room and outdoors. So it creates a sense of flow while maintaining the identity
of every single space. Here's another example. This is the living room. Now, this living room, they went for the grayish white in neutral color and the broke it off with a spectrum of neutral colors and
not so unusual colors. Dark blue, light brown, white, gray with some textures. And feel free to just blend
colors with textures as well. Just simply a slim
rug and they have a puff couch and they have
a small central table. At the backside. They do have a dining
table which is suited for six individuals in
front of the kitchen, even though this is
one complete space, but it has been
broken down properly, such that if someone is
walking in from here, they're able to spend some
time in the living room, transition to the kitchen. And between the kitchen and
the living room smoothly, like every single area is
given its own identity. You have a living room, you do have a kitchen, and then you step outside, you have an area which
is filled with greenery is dark wooden part k woods, fluorines, which is
like a dark wood, which considered to be within
the neutral color spectrum. And you didn't have a
lot of greenery is, and you do have an outdoor
seating area as well. Again, creating a sense of identity for
every single space. You do have a living room. We do have a dining
area to have a kitchen. You do have an outdoor area, but all of them the art together within the
same real estate, such that whenever
someone steps inside, they go from one
experience to another, from one identity of
the space to another. So this is what do we mean by
creating a sense of space.
14. Technqiues to Create Welcoming Space: We've taken a look at the
principles for home staging. Now we're going to add up some extra level of in-depth
knowledge and pro tips and experience on how to make a space appealing and
attractive to potential buyers. Now we're going to take a
look at the techniques, how to create a welcoming space. So the whole point is to create an appealing space that
would drive interests and enhance the spatial experience through various zones
of the housing. This is a very important
thing to keep in mind as you are developing a home
staging approach. You should keep in mind that
to create a welcoming space, every single-space should
be broken down into zones. What do we mean by zones? Living rooms, bedrooms,
outdoor areas, indoor areas, garage ways, and special features such as
a pool area, e.g. or a garden, It's spacious
garden or a barbeque area. So all of these are
considered to be features and zones
within the real estate, within the bigger picture, which is a house
or an apartment, or a villa, or a
townhouse, irrespectively, regardless of the size
of the real estate, it should have zones in it. And within every zone, you are creating an experience as we have seen in the
previous principles. Now if you take a look
at the current images below, now you notice e.g. this is a bedroom. Now, this bedroom is providing
a luxurious experience. On the other hand, you
do have a living room. This living room
is providing more of a nature-based experience where you have the fusion of
artwork, plants, greenery. You do have the view
from the windows. We do have the lighting
which is providing a more natural experience
with the surroundings. So every single one of
them as a part of a house, it says zone with
them the same house. This is considered to
be, let's say a villa. You do have the master bedroom providing such an ambiance, such an experience which
exudes luxury in this case. On the other hand, you do have a living room or you do
have a dining area which exudes the blend with nature and the
surroundings of the house. As you can see, the houses
surrounded by greenery. And the transition from greenery out outdoors to
greenery indoors, as we can see from the
huge central piece, would be herbs popping out and the artwork which has a
blend of green and yellow, which matches the outdoors and indoors and the
pillows and delights. In addition to the
natural light, it creates that fusion between nature and the living space. Even though both of them, they are within the same house. But every single space
is treated as a zoned by itself with a certain experience highlighting a certain feature. And this is some
of the techniques. One of the techniques that
you should be using when you are home staging is trying to create a welcoming space through incorporating
different zones. And how do you pick a zone? Well, obviously every single
residents and the world, they do have the layout
of a living rooms, wash rooms, kitchens,
bedrooms, outdoors, indoors. That's the main, the
main frame of work. But within those spaces, you should focus on what is
the experience that you would like to leave as a first impression to
that potential buyer. Whether it's a luxury
or it's a down to earth experience,
or being blunt, blending with nature, or
it's a calming experience, or it's a bubbly experience, or it's a family
oriented experience. All of these things, he would take them into account. And then for that specific zone, tried to incorporate this
visual that you have through the selection of
furniture, accessories, and neutral colors
and to deliver that key impression from that zone that you
are dealing with. So this is one of the
advanced techniques to create a welcome space. Welcoming space in
order to have the space become a more appealing
to the potential buyer, it resonates with
their own preferences. Let's say you are
going to be selling your house to a family and that family
appreciates family time. So you need a big kitchen, you're going to
have a dining area. So you need to
highlight that feature as part of the real
estate that you have, you need to focus on it. You're going to have a
proper dining table, proper lighting, proper
furniture, a clean kitchen, properly organized to show the
potential of that space to best match the preference of such a client or a
potential buyer. Now, this wraps it up for
this current lecture. Let's transition to
the other techniques to create welcoming space.
15. Interior Design Technique #1: In order to make a
space welcoming, you should utilize
this free resource which has natural light. Many interior designers,
decorators, homeowners, they tend to neglect
the importance of such a free natural resource. In terms of
complementing the space, natural light can make
a space feel larger, brighter, and even
more inviting. The natural essence of light can actually create a positive
vibe within a space, especially if you're planning
on selling a property. If you have a view. And is it within that
time of the day where natural light just simply
flowing into that space, your potential buyers are
actually more prone to buy the space compared to
actually assessing that space at a different
time within the day. Simply due to the fact that
natural light helps to create a positive vibe at positive
ambience within the space, which increases the chances
of your potential buyers, even your visitors or guests, to have a positive experience
with that within the space. So in order to utilize such a
space mixture that you win, those are quite clear and clean. Make sure there are no obstacles
in front of the windows. Make sure that the
curtains are quite clean and the
complement the windows during that specific time of the day and just
simply allow light to flow into the space with minimal obstacles
along the way. Nothing to block the lighting, nothing to just simply act as an obstacle between
the window and the movement or the flow of light mixture that light flows naturally
within the space. Take a look at the image below. For an example. If you take a look
at the skirt space, it's the living room and
it's surrounded by Windows. And if you notice, there
are no curtains at all, just simply allow
the complete flow of natural light from the
environment into the space, which quite compliments
the space perfectly. Take a look at the
greenery over here, which complements the greenery from the environment outdoors, light is flowing within
the entire space, actually fully to the sofa, to the floor, to the chair, to the dusk, actually
flowing across the walls. This entire space is
radiating with natural light. And you should use this as
a reference to help you utilize natural
light in order to make your current
space more welcoming.
16. Interior Design Technique #2: The second technique is
a bit more advanced, which is the layering of
light or lightweight layering when you are going to
incorporate natural light. This is one strategy. However, you can use artificial lighting in various arrangements
within the space in order to provide a
certain ambiance or certain atmosphere within
the current space. So in order to understand
how can you layer lighting, you have to understand the types of lighting options
that you have. First of all, you have
the overhead lighting, which is the form of
the ceiling lamps. You do have the task lighting, which are specific to
certain applications, let's say reading
or you're working, you don't have an office
or you do have a desk, or you do have a certain
lamp for a specific purpose, you're simply
occasionally lighted on a lighted off based
on the application, whether you are
reading your sewing, you are writing e.g. instead of turning the entire
lighting for the room on, you're going to
turn that light on. The best basic
example is thus club. And you do have the
ambient lighting, which has the extra
lighting that you can, you could add to the
parameters of the space, or you can just simply add
it in the form of spotlight. They can manually
control through an app. So all of these are
considered to be lighting options that you
could use together, separately or layer
them in order to create a certain ambiance
within a space, e.g. if you take a look at the
current image over here, you do have a ceiling lamp. You do have ambient
spotlights have been added, and you do have a
desk or a task lamp, which is considered to
be a task lighting. Thus clamp. Now, this lamp plus the ceiling lights and
the ambiance spotlights. In addition to the natural
light from outdoors, it will create the following
ambience within the space. Now, you could control it the way you feel it's necessary. E.g. you need to
close the curtains. They're just simply have
the artificial lighting. Or you need to close everything off and just simply have
the natural lighting. So the layering of the lights
within a space depends on the mood that you're
trying to set or the preference that you've
got that you do have e.g. you do have a gathering
and you are going to be having a food outdoors. Obviously, you need
to have the exposure of the natural light towards the kitchen and all the lights
should be on to provide clearance of visibility
as much as possible. On the other hand,
if you're doing some nighttime reading e.g. you're going to
just simply turn on this current lab or the overhead lamp and
close everything off. So in terms of home staging, you could tinker
with the lights in order to present
the ambiance or to present the mood
that you would like your potential buyer to be
able to see and visualize. They can look at this example. This is considered
to be a bedroom when actually it's a studio
apartment where you have a bedroom and you do
have the leaving group, all of them built in one space. Now, what has been done here is the fusion
or the layering of natural light to showcase
the living room. And you do have the artificial
lights which have been placed at the form
of spotlights, ambient lights at the same time. Lamps, which are task lighting, all of them have
been turned on to show the potential of the space. Whenever you have lighting, it increases the
size of the space. At the same time. It shows the small details
with them, the space. In order to shed light on the potential
features that space is going to be presenting and it has to offer to the
potential buyer, lighting is a very
powerful technique. Layering of lighting
is even more powerful. This requires practice. This requires a trial before actually having an open day
for a real estate event. As part of the
homesteading preparation, you need to
experiment with this. If you do have multiple
lighting options as the owner or as a
real estate agent, or someone who's an interior
designer, decorator, or for your own
personal preferences, tried to tinker with
the lighting options. Turn on a lamp and a ceiling,
and the ceiling a bite. Then turn them
off, then try with an ambient light and try to
add some natural light and see which one of them provides the best ambiance possible. And that's your go-to option for layering the light properly as part of your home
staging efforts.
17. Interior Design Technique #3: And another key important
technique to make space more welcoming is through that
division of textures. What do we mean by textures? Think about it this way. If you close your
eyes and simply run your fingers across
multiple surfaces, and if you experience a different feel between
every single surface, That's an example of a texture. Take a look at the
skirt image, e.g. you notice the colors,
they're almost identical. The sofa, the curtains, the walls, the calendar
desk, this chair, even the rug, even the
floor, all of them, they follow the same shade off, gray, white, beige, and brown. However, what simply
sticks out from the current layout
is the material. In addition to the color? Take a look at the rug, e.g. it looks a bit rugged. The sofa looks a bit fuzzy. The churn looks a
bit fuzzy as well. The walls are smooth. The lamp, the floor lamp is quite cylindrical
and smooth as well. Take a look at the pillows. Now the pillows, they provide sensation
of a solid texture. So all of these things, they are Material
based, not colored. The color could be
exactly the same. However, the material
that texture could be quite different. So in order to add that
extra touch to this space, make sure to incorporate various textures even within
the same color spectrum. If you picked a white pillow, e.g. to what pillows? One of them could
be a soft pillow. The other one could
be a rugged pillow that will add some extra vibe, an extra experience through potential guests and
to potential buyers. So a texture can add warmth
and interests to space. Consider adding texture
axons such as throw pillows. Look at the pills over
here, e.g. area rugs. These are very powerful
techniques to use, is actually through the
utilization of area rugs, where you designate a
space with a specific rug. This rug, e.g. will help set the parameters
for the living room. Anything beyond
this is considered an external part of
that specific space. You can use decorative
accessories, e.g. some wall art, some at table
accessories. Advised e.g. to add some flowers and every single flower
could be made up of different colours and actually different
textures as well. This image is a
great representation of the power of textures, even though the
coloring is monotonic, specific, or limited
number of colors. Yet there's a huge
variety of options in terms of the experiences and the fields
through the material. So if you'd like to better
understand the term texture, once again, close your eyes and run your fingers across
various surfaces. If you are going through
different experience, every single time you come
across a different service means you are encountering
various textures. Texture should quiet,
should be quite cohesive. They compliment each
other with an intention, your guest or your
potential buyer. Whenever they see furniture and they see various textures, they should be
able to understand the message you're
trying to portray. Does the space send
a vibe of comfort, or it's a professional space, or it's a casual space, or it's a family-oriented space. So all of these things, those vibes that every
single space should have, could be easily
communicated with the use of textures
and accessories, which will help you
complement the space.
18. Interior Design Technique #4: Another powerful technique
to actually transform an entire space
every single time you feel like it is through the use of art and accessories. This is a powerful tool. It could be considered
as a double-edge sword. Some individuals they
tend to overdo it. Some of them they tend to do it. And it's up to you to try
over and over again and find the right
balance of what is the exact amount that you could incorporate within a
space in terms of art and accessories to enhance that space without
overwhelming that space. Most probably you
have walked into multiple spaces
within your life. And the first thing you notice, it's quite too crowded. Too many pieces
across this space. Whether a wall art,
whether accessories, whether displays pictures, It's quite overcrowded and it's
overwhelming to the visitor. On the other hand, you might have walked into
another space where you found a single piece of accessories on a
centerpiece or a table. And then you ask yourself
or you wondered, well, this is quite minimal. It could be better if you've added some extra
stuff to that table, to that wall to enhance
the space even better. So these are quite two
extreme ends of the spectrum, and you should be
exactly in the middle. Find that balance. Use accessories you as
wall art sparingly and a very conscious manner
to enhance the space. Once you get to a
point where you actually find out that you are getting to borderline
to overcrowding the space. Well, you've
overcrowded this space. So step back, try to reduce the number of accessories
and wall art that you have used just to
make sure that you have used just the right amount. So artwork and accessories, they can add personality. If you are home staging
and you're planning on selling the space, you
have to be careful with this. You need to make sure that the artwork or the accessories, they do not portray
you as a person, but they portrayed the space. If you have a
certain, let's say, a living room as we have
in the picture over here, the sofas as part of your home staging efforts
have been bought, the wall has been painted, the labs have been selected, and you find out that
you do have a wall, and the wall is quite empty, you're going to
buy this piece of art to complement the
rest of the space. Obviously, you're
not going to be putting your own
picture on the wall. Because again, This
is not your space and a potential
buyer would like to see a space and visualize themselves being
present in their space. And they are going to put their own personal
touch to that space. If you have your own personal
influence on that space, that will create a
buying obstacle. And we reduced the chances of actually used
selling the property. Now, in order to avoid this, like I've mentioned, be
selective with the accessories. Be selective with the wall art. The focus should be
not what you like, but what would complement the space that you have to take a look at the picture
on the other side. Now you do have a table
and you do have wall art. And in order to complement, there's a bit of greenery, a bit of ceramics, a bit of glassware
has been added with the similar shape of coloring that would complement both the transparent
glass and the wall art. Obviously, the selection
has been made on the complimentary aspect where one piece should
complement the other. Nut on the personal aspect where the designer,
the decorator, or the owner of the property is picking a piece based
on his own interests, that should be put us put aside. The whole purpose is for you
to create a welcoming space. And in order to do so like
we have established earlier, it should be depersonalized. But once you
depersonalize it space, it doesn't mean you do not
add strategically art and accessories to help enhance the experience of the space
without overwhelming it.
19. Interior Design Technique #5: The following technique
is considered to be quite powerful in
terms of decoration, interior design,
and home staging. Now, when it comes to initiating the process of changing the decoration or the interior
design of a certain space. You need to have a certain
target or an end goal. The end goal should
be a focal point. And the focal point
could be in terms of an actual physical
representation of a certain piece of furniture, a certain feature of the space, or a certain ambiance whenever
you walk into a space. And the first thing that
grabs your attention as soon as you open the door or as soon as you walk
into a new space, a new house and
new apartment and you villa, whatever it is. The moment you step in. The first thing that catches your attention is
the focal point. As a smart designer, as a smart home stage, or you should be able to bring the best
features of the space, the real estate. Through. Highlighting the focal point, take a look at the
following examples. If we take a look at
this following space, what is the first thing
that grabs your attention? Now, some of you might say it's actually the
natural lighting. And some of you might say
it's the fireplace, right? Because as soon as you walk in, you realize that there's natural light flowing
into that space, which could serve as a frame. To focus on the fireplace. Now, take a look at
the accessories, the carpets, the chairs, all of them they
tend to complement without overly
crowding the area. Such that as soon
as you step in, the first thing that
grabs your attention is either the natural
light or the fireplace. Now, let's say you would like
to focus on the fireplace. What would you do? Obviously, light it on, make the fireplace functional such that whenever
someone walks in, this is the first
thing that grabs their attention, a
functioning fireplace. And they will be able to imagine themselves in that
specific place, which increases your chances of selling a property of
your home stadium or providing a certain ambiance
If you are decorating or interior designing for your own project or
your own preferences. Now, take a look at
the other space. This, the following image. Now whenever you step in, the first thing that
grabs your attention is either the landscape view. It has a great view, or the incorporation
of greenery. It's a big piece of accessory. It's a big piece of
greenery which is added inside that space
to attract attention. So whenever you step in, you would realize all
of the color schemes, all of the color palettes,
they are quite neutral. You do have shades of black
and gray, beige, and brown. And the only contrast and color is provided through
the green color, which is exhibited
through the centerpieces and the greenery and the view. So the focal point and this current case is
actually the landscape, the view that you can
see from the space. So whenever you walk
into any space, keep in mind, what
is the focal point? What are you trying to achieve
from this current space? Or what would you like
your potential visitor or your potential buyer to imagine as soon as they
step into that space.
20. Interior Design Technique #6: This is one of my
favorite techniques. There's quite affordable,
free of charge, yet very powerful in terms
of creating the ambiance, creating that space, which is
rearranging the furniture. Often interior designers, homeowners, decorators,
homesteaders, they tend to forgot
that they have the ability to move furniture
from one place to another. They just simply take
the space as is, and they would like
to work with it. This is the first stepping
stone that you should focus on as you
transition into a space, take a look at the furniture. Are you able to arrange
the pieces of furniture in a way to create open area, clear pathways for
movement, avoid congestion, and create a cohesive look where the furniture pieces they
compliment each other. Take a look at the following
examples for guidance. So whenever you walk in, obviously you find
out that you do have a sulfur in the forefront
of that space and you do have a carpet which
acts as an area plan or a zone carpet to
designate that area where every single piece of furniture is actually
on the carpet. It helps create a sense
of a zone or a space, or functional space for
a specific purpose. Take a look at the table,
perfectly centered. Take a look at the greenery
placed at the corners. Off either the carpet or
the corners of the wall. Take a look at the lights. Take a look at the
windows and the curtains. Now, from a macro view,
it looks perfect, properly cleaned out, furniture, properly spaced out, and everything seems
quite symmetrical. This is a very important point. Now if you compare the image on the left with the
image on the right, obviously both of the
spaces, they're quite clean. They're quite arranged. But give it a minute. Which one of those
spaces gives you that vibe of comfort
and neatness? Which one of those
spaces actually, you would see yourself actually
spending some time at. Obviously, there's going to
be the one on the left side. Now, the main reason is taking into account the previous techniques
that we have learned. Obviously it's going to
be natural lighting, has more natural lighting. The space as broad. It provides an open area. And keep in mind, if
you are visually able to stretch your eyesight, it will provide you with a
sense of comfort rather than having a narrow eyesight. Also, there's one key hidden
element which is cemetery. Our brains tend to like, things are quite symmetrical, organized in a specific pattern. Anything which is disorganized, even though it might be
cleaned and arranged. But if it's not symmetrical, It's not a dimensional in a way. Our brains are not going to be very prone to liking that space. And this is the problem
with the second image. If you compare both of them,
the one on the left side, everything seems
properly aligned, properly spaced out, the
location of the table, but the location of the floor
plants, the core plants, the lamps, even the cushions, they're properly spaced out now compared to the
one on the right side. Now you do have a sulfur over
here and then you do have this table with a chair in
the middle of the space, which acts as an
obstacle somehow. Imagine if you remove this or eliminate the entire
chair and table, it would look way better. Now take a look at the greenery. It's placed with without
consideration to a certain limit of what would
be the overcrowding number. So if we take a look
at all of these, you got one over here, one
over here, one over here, one of the corner and
one on the ground, and a couple on the table and one hanging
over here as well. So you'll be able to understand that having greenery
is a nice touch. But once you take a
look at the space, you can tell it's
a bit too much. Now if you take a look at
this current chair over here, obviously you would
notice it doesn't belong to that space. Now we've, we've dove in into a microscopic view where we take a look at every
single piece of furniture. Where is it placed?
And should we rearrange it to make the
space more symmetrical, more organized, more laid out properly, providing
clear pathways. So if you take a look
at the macro view, this looks way more
convenient compared to this, even though both of
them they equal clean, their needs, their tidy up. But our brains tend to
prefer the one on the left. Simply because of the symmetry. Everything is properly
located and you should keep this in mind whenever you
are rearranging furniture. You should keep in
mind the aspect of properly locating the pieces of furniture inner space from a microscopic view and
a macroscopic view. Take a look at the piece of
furniture up-close upfront. Are they properly spaced out, then walk backwards, take a
look at the entire space. Does everything seemed
perfectly aligned? If you're able to check
both of those criteria, then you have properly
rearrange your furniture.
21. Interior Design Technique #7: Now when you are home
staging a property for sale, you should always keep in mind the psychological end
of a potential buyer. And this applies for
interior designers and homeowners who would like to simply to decorate
their own spaces, like I've mentioned in
this current course, actually tackled
all of those ads. When it comes to fulfilling
all of these criterias, it's important to use a
neutral color palettes. Now, a neutral colors, they provide a sense of calm, a sense of a welcoming space, compared to having popping colors all over the space which could overwhelm the
potential buyer, overwhelmed the visitor. Now, when we're taking a
look at the neutral colors, take a look at the
following examples. We can do have white or
let's say off-white. You do have gray,
you do have beige. You got dark beige and
you have dark gray. You got black, you got
different shades of black. Then you do have off-white, which is, which tends
to go towards yellow. You got plain white, you got brown and you got gray. So all of these colors, even over here, you
can take a look at their code just simply
to have an idea. They're considered to be neutral because visually they don't pop or they don't
provide you with an external stimulus for your
brains to start to analyze. Usual, our brains
are susceptible to colors based on the lightwaves, the electromagnetic spectrum
we do have the red, yellow, green, blue, indigo. All of these colors,
they tend to provoke your visual ants, or they tend to provoke
your optical nerves, which leads to
stimulating the brain, which could be positive to some buyers and could
be negative two others sought to increase the chances of actually providing general, generic welcoming space,
a calming atmosphere. Always go for neutral color cyclic of the
image over here, you can tell every single
aspect of this space is provided with the reference to neutral colors from the sofa, the carpets, the tables, the chair and the curtains, even the wall paint. All of these shades have been used and this
current space, and the reason is whenever a
buyer steps into that space, they are able to visualize their own personal items within that space without
having a challenge, without facing some difficulty. When you add a lot of color, a lot of personal items. It could overwhelm the space. And the potential buyer or the, or the visitor is
actually struggling to comprehend that
space rather than just simply seeing themselves
enjoying that space. When you use a neutral
color palette, you are creating a
welcoming environment which appears to a broad range of potential buyers
There you to focus on because you have
no idea what it was, the persona of your
potential buyer. So to increase the chances
of selling that property, you need to appear appeal to a broader audience or a broader
potential pool of buyers. And the word that
goes through this is through the use
of neutral colors. And you can add a bit of
color every now and then, wherever here and there, just for the sake of stimulating the imagination of
the potential buyers that the space has
a lot of potential. We have a neutral
colors laid out, but this space could
actually walk them all of the potential opportunities or the potential changes that the potential buyer could
actually bring to that space. So you need to
provide that push to your buyer to actually see
themselves in that space. In order to do so, you need to provide them with a
calming environment, a welcoming environment. And the first key step to have such an ambiance
is through color. And in order to achieve this, you're going to be using a neutral color palette to
help you reach the ambiance, which will increase
the chances of successfully selling a property.
22. Interior Design Technique #8: Bringing life to a space. Nothing literally nothing beats
the addition of greenery. Whenever you have
plants and flowers, you're literally adding the
life and vibrancy to space. Why? Because plants, they
are living creatures. Usually you have pets, dogs or cats, but plants are
actually living creatures. They grow and you need to feed them and you give them
sunlight to give them water. So you are adding literally
life to space and it's often forgotten by
many homesteaders, interior designers, homeowners are looking forward
to decorate the space. They need to add certain
elements of life. They keep adding pictures. They add the ad a sofa. And yet the space seems dull. And the key answer would be through the
addition of greenery. Take a look at the
following images. Imagine you didn't have these pots of plants
on the left side, on the right side,
the entire space, even though it's neat, organized furniture
quite clearly laid out. Everything is quite symmetrical
and visually appealing. The space would seem a bit dull. It's like missing
something. Try it out. Imagine that you
don't have this part over here and you don't
have this part over here. The space would seem incomplete simply by adding two
different types of plants. You've added life to that space. And this is your main target. Don't be afraid to experiment. You can start off with having small plants and
flowers, various colors. Either a floor plans or D can have some
flowers on the table, or we can just simply have
them as centerpieces on your dining area or as a
corner part with a huge plant. Feel free to experiment. Because whatever option that you're going to go for it there, it has literally no negatives,
just simply positives. You can put them at the
center of your living room, on the table or on the corners. Or you can just simply
put them within that space and they will
blend in quite smoothly. But the only key thing here is don't overwhelm the
space with greenery. Obviously, you're
not going to change the space that you have
into a garden or a park. On the contrary, there will be, this will be quite
counterproductive. Always aim to have three to four pieces of
greenery of various sizes. Visually, what I would recommend is if you have a living space, try to have wanted
to plants in a pot, whatever pod that you
prefer within the corners. And then you can just simply play with the designs
of the plant. Either you can go for
this kind of plant, or you can go for this
kind of plan, whatever. Or we can just simply
go for a bamboo tree or just simply a bonsai tree. Regardless, by just
implementing those key steps, adding two plants within
the corners of the space, you'll be able to transform the ambiance of the space from being dull, too full of life.
23. Tips for Decluttering and Depersonalizing the Space: Segment of the course, I'm going to walk you through a couple of key
important tips for de-cluttering and deep
personalizing a property, which is a very important part, especially for homesteaders planning on selling a property, you would like to make sure that the property is in neutral. It has no personal items, no personal touch off the current owner, the
current landlord, or the current render of the
space because this acts as a block to your potential buyer because I'm not able to see
themselves in that space. The first key important thing to do is just simply
start with a plan. Have a certain sequence of
stuff that you need to do. I have a certain budget
that you're going to be using to reach that
specific goal. What is your budget
that you have in terms of buying accessories, buying greenery, or buying
a piece of furniture? And what is the
sequence of steps? Are we going to start with removing the carpets for
moving the furniture, cleaning the floors,
clearing the washroom is cleaning the kitchen,
all that sort of stuff. Start with a plan,
just simply list, write down all the things
that you need to do to declutter and depersonalize
the property, remove personal items. This is very important.
Pictures are furniture which is quite related to the current owner of the space or the
current landlord, you should make sure
that it's neutral. All of these items should be either removed from the space or stored appropriately.
The clutter. Less is more when it
comes to interior design. If you have a space, the first thing you'll
walk in and you take a look at it, it
seems overcrowded. Just do that task. It seems overcrowded. It means things should go and try to remove the
things which are quite useless and have no
impact whatsoever on the ambiance of
the current space. Organize. You had to have furniture, put them in a proper layout, put them in a
symmetrical manner. The pieces of the furniture are properly facing each other. It's visually appealing. And all of the centerpieces, in terms of the accessories, the wall art,
everything is properly located within the space. Nothing just simply
thrown here and there. Deep, clean. This is very important. Even you could have the perfect arrangement
of the furniture, the perfect layout,
the perfect view, perfect focal point, but a bit of dust could actually ruin your potential prospects of actually selling a property. Deep clean, make sure everything is spotless from the tables, the washroom, the kitchen sinks, all of these things. They send cues. Keep in mind that
your potential buyers actually walking on eggshells. A small indicator of Q of dirt, lack of hygiene could
be the sign that the looking forward to
actually not buy the property and you should
eliminate those outs. Consider storage solutions. If you do have a lot of personal
items within that space, gets some boxes, get some
shelves with hidden covers. We can allocate all of these spaces just simply
I put them on the side. Focus on curb appeal. This is for the exterior
part of the house. If you do have a villa, you do have a townhouse and planning on selling
the property, and this applies to interior designers and
decorators as well. You take the internal part of the property is
very important, but it's not as important
as the external property. Because as soon as the potential buyer steps
foot on the property, they're going to take a look at the space from the
exterior part, the walls, the
color at the yard, the bricks on the sidewalk, all of these details,
they matter. So make sure that the
curve is actually cleaned. The cluttered, no
toys here and there and no animals here and there and no bags or whatever it is, which could be blocking the full view for
that potential buyer. So make sure that the
whole goal is to create a welcoming space which
is quite organized, clean, hygienic, the cluttered, depersonalized, and
visually appealing. From the moment the potential buyers steps
foot on the property, they examined the exterior, they walk into the
main entrance, even the main
entrance, the knob, all of these stuff
should be cleaned out. The doorbell should be
quiet, functioning properly. If you do have a metallic mob, that metallic knobs should be spotless because the
potential buyer, again, is walking on eggshells. Imagine these step into the
property and the ring the doorbell and then all of a
sudden it's not working. They tried to knock on the door through the knob and the grabbed the knob and
it's full of dirt. So all of these
negative cuz whenever they step into that property, it could be magnificent
from within. It's going to slightly
influenced their decision. Your main target is
to have a smooth, complete experience
outdoors and indoors.
24. Tips for Choosing the Right Furniture: This section of the course in which I'm going to
walk you through the steps for choosing
the right furniture. Now, these steps are in
the form of bullet points. We're going to walk through the description of every
single one of them with a brief explanation to help you understand it better. Now, starting off with the importance of choosing
the right furniture, furniture is an essential, necessary piece of the
entire home staging effort and the're design effort or
did the creative effort. If you add the wrong
pieces of furniture, you could actually ruin that
potential view of the buyer, or it could ruin the potential
usage of a certain space. Now let's walk through
these key important points. First of all, you need to
consider this of the property. Now, the furniture and
accessories you choose should complement the style
of the property, e.g. a. Modern property would look best with
contemporary furniture, while a traditional
property would look better with
classic furniture. When you are buying a
certain piece of furniture, take a look at the
use of the space. Are you trying to involve modern architecture
if your entire, let's say Villa, as a
modernly designed space, it has a certain edges. It looks a bit
modernized compared to the regular at
townhouse, e.g. or the previous designs for houses requests
landed on both sides. Now, for the first option, obviously you need the
piece of furniture to match the architectural
end of this space. They shouldn't be modern
and contemporary. But if you do have a classical
house or classical villa, you need the pieces of
furniture to match the vibe. So this point is quite
self-explanatory in the sense your furniture should match the architecture
of the space. Keep it neutral. This is a very important point. We keep on emphasizing
this point. Whenever you are
selecting furniture, keep in mind the neutral colors. Feel free to revert back to the lecture on the
color palettes, neutral color palettes
as a reference, when you're buying a
piece of furniture, keep in mind the bold colors
do not appeal to everyone. So in order to increase your chances of providing
the right vibe, the right sense of
welcoming space, your potential buyer to
visitor, to your client, whatever it is, you should use a neutral colors during the selection process
of furniture. Use appropriately
sized furniture. If you buy a sofa, e.g. it's going to be at three
cedar sofa or a two-seater so far as the space for a big
family or small family, because a few oversize
the furniture, you're going to
overcrowd the space. And if you undersized
is going to be empty. Once you are picking
the piece of furniture, keep these key important
points in mind. Try to measure the
dimensions of this space, the length, and the width
before buying the furniture. Then when you go to the shop and you want
to buy the piece of furniture on a
piece of paper you should have with you the
layout clearly drawn, sketched a certain point
with a ruler, the length, and the width, and take a meter with you whenever you
buy that furniture. Just simply tried to
measure it in terms of the length and the
width that dimensions, and compare it to the
layout that you have. This will give you an indication roughly whether that
piece of furniture could fit into that space
with that creating obstacles. Now, the high-end
of the job would be you should have a proper
drawing off the space. With every single
part of the space clearly placed on
the layout map. You take that map with you. I don't. Whenever you want to buy
the pieces of furniture, you're going to measure them. And then once you measure them, you're going to have a designer or a draftsman actually map those pieces of furniture on that layout to have
a complete layout, we can visually take a look
at the furniture on the plan, or to take it a bit further, you could have a 3D
simulator or visual, visual presentation software
that's used in architecture. You can just simply
take those pieces of furniture and placed them such that it's a virtual home staging
approach, let's say, before actually
attempting to buy those pieces of furniture
to help you have a clear end goal as you go about purchasing those
pieces of furniture. Now, don't overcrowd the space, which is quite obvious when you're buying those
pieces of furniture. Keep in mind. Less is more when you
are designing interior, designing and decorating a space or homesteading in space, it's important to leave
plenty of space for potential buyers to
move around the room. Avoid overcrowding the space with too much furniture
or accessories. Focus on creating an open
and inviting space that allows potential buyers to see the full potential
of the property. Keep in mind the
previous steps we talk about creating a focal point, creating a certain ambiance and vibe and clear
pathways for movement. You don't want to
overcrowd the space. Then you're going to add
accessories to create and crisp. You can add a flower vase, you can add wall art, a bit of accessories
here and there. Feel free to experiment to help you add some visual
interest to the space. Keep it clean, a
well-maintained. This is very important.
You could have the most expensive
piece of furniture, yet it's not clean
or it's damaged. It's pointless in this case
because obviously the moment your potential buyer or your clients steps
into that space, that damage or that ruined
piece of furniture, it's going to grab
their attention. They're going to be focusing
on it and not looking at the other great
parts of that space. So keep this in mind. Whenever you are buying
pieces of furniture, make sure that your
furniture is quite clean. It's not damaged. And even though it
could be clean, give it a check-up as well, just to make sure that the
furniture exudes hygiene, suits the ambiance
of being neat and tidy because your potential
buyer, once again, is going to be picking on
those vibes eventually, to make the decision of
buying the property or not. So do not underestimate the damage that ruined
furniture or dirty furniture could have on the
decision-making process for your potential buyer or the experience of your client
at potential visitors, whether your interior designer or just simply a homeowner. So keep in mind when you
are buying furniture, make sure to follow
these steps as a guideline to help you
make the right choice.
25. Tips for Managing Budget & Styles: The course in which I'm
going to walk you through certain key important
guidelines on terms of how to work with different
styles. I'm budgets. If you're a homestay germ
theory designer or a homeowner. Obviously, you do have a
budget that you need to work with in order to
achieve your goal. Now, you need to start
off with the basics. This would involve minimal
investment from your budget, and literally it could
be free as well. Now, the basics
are decluttering, depersonalizing, and
cleaning the space. Now if you're going to be
hiring a company to do this, this should be the
minimal investment that you should do
from your budget. Now what I mean by minimal
doesn't mean you spend the lowest amount
from your budget. On the contrary,
it means this is the first thing
that you should do. This is the least bare minimum that you shouldn't be
doing from that budget, which is actually the basics. Then prioritize,
Let's say you do have multiple rooms
within the space. Why you should focus on what should you use
your budget for? Now, in order to eliminate
a narrow down the choices, you're going to be
focusing on these, the kitchen, living
room, master bedroom. And you're going to invest
in high-quality pieces of accessories that will
help you make an impact. These spaces, they affect the comfort level of
your potential buyers, so you need to focus on
those mix-and-match. If you do have various pieces of furniture, various styles, you should be
creative, resourceful, tried to allocate different
piece of furniture together. Whether a coffee table, you're going to
be adding e.g. a. Mother's sofa. Arrange them in a certain way with Pete and redo till you find the perfect arrangement which
gives you that sense of a welcoming space which your potential buyer
would feel as well. Use neutral colors. Obviously, when you
have a limited budget, you don't want to spend your
budget on popping furniture. Make sure that the sofas, the cushions, all of them, they follow the
neutral color scheme. And usually these
are the cheapest in terms of the pricing, popping colors, the
fuzzy and various types of accessories that they
are quite abstract. They tend to be more
expensive, neutral colors. They provide the purpose of creating a welcoming
space at the same time, they are budget
friendly, be creative. Try to experiment at
some pieces of art, at some accessories
that you have, reuse some of the
stuff that you have, and try to add them to a space, to the space and a certain
arrangement to create the ambiance would involve experimentation,
failure, and success. But obviously, the
more you practice, the better you'll be added. Tried to add a bookshelf, tried to add a small divider
or boxes for organization. These are quite affordable
and cheap options which will help you declutter your space, the personalized this space
without breaking the budget. And finally, consider
virtual home staging or virtual interior design. Now, obviously if
you're home stage or this could work for you, but if you're an owner or someone who's planning on
decorating your space. This would be quite helpful in the design stage because
obviously it's virtual. You're not going to be basing
your decision on this. But for a homestay major, since they have a
certain budget that you shouldn't be working with or they should be working with. Virtual stealing could be
quite helpful where they can actually have
the open layout then at pieces of
furniture and create various options virtually
without paying a penny. Then following which, once the complete plan and
the 3D model is laid out, go ahead and buy those
piece of furniture. Saving the money
in terms of buying the wrong pieces of
furniture or something which does not fit the style or the ambiance which is
planned within the process. Now, take a look at
this image, e.g. you can see that the color
scheme is a neutral. The furniture is
allocated properly in a symmetric fashion,
organized properly. The focal point is obviously the fountain outdoors
and the green area. It's neat and tidy, just simply follows all of
these key important points. The creativity part and the virtual seating part would
be added to this space by simply shuffling the
pieces of furniture or taking this layout as is, and moving it to a modelling
software and add pieces of furniture and then assess as this addition
worth it or not. So these are key
important points, tips that you can use to help you work with budgets and work with different styles to help supplement your home
staging efforts, your interior design efforts, and you're the creative efforts.
26. Home Staging , Interior Design , Home Decoration & Improvement : Living Room: This newly added section of the course in which we
are going to learn how to actually conduct interior design steps
for specific spaces. In the previous sections, we
learned about strategies, techniques, different
implementations that you can adopt to any project
that you're dealing with. And this current
updated section, we're going to be taking
every single space with them, let's say an apartment, a villa, a house, real estate property. We're going to give it its
own specific consideration in terms of home staging, interior design, and decoration. Starting off with
the living room. The living room is basically
the space which is often considered
a gathering spot. It's a hub where
people actually sit down for family time or
you have guests over. And this is the
place where you have multiple individuals
being collected in a certain environment. So in order to create a successful interior design
practice for living rooms, you have to consider
key aspects. First of all, warmth
and invitation. The space should exude a sense of warmth and inviting
vibe such that whoever is going to be engaging with the space that
you're providing is going to witness a certain level of comfort based
on the furniture, the color scheme, the distribution of the
furniture, the lighting. All of these elements like
we have discussed so far, they tend to complement one
another to achieve an angle. So if you take a look at
the following images, you can use them for
reference and for guidance. You can tell that both of these living rooms have
been properly designed with sufficient consideration to the elements that
we have discussed, such as the natural lighting, than you do have the
proper placement of the furniture in
a symmetric fashion. You have various color
schemes and they are complementing each other
based on neutral colors. They are blending properly. You get accessories on
both ends which are adding an extra touch to
that specific space. And it exudes a certain level of comfort simply by taking
a look at these images, you're able to tell
that once you step into that space, It's
quite organized. The cluttered, depersonalized colors are properly blending. The paint on the wall
is complementing the furniture and everything is organized in a
systematic fashion. Once you're in that space, what to expect your experience
is going to be comfort. This is the main purpose
of a living room. It should provide
a sense of warmth and comfort for invitations, for gatherings, for
hosting a certain event. This is the hub for any
real estate property, your apartment, your Avila. If you're a homeowner, you
would like to just simply brighten up your
living experience. Consider focusing
on your living room because it's that
space where you spend most of your time during the day interacting with
your living environment. Let's say you should make sure that includes elements such as furniture based
on neutral colors, accessories which
complement the furniture. Curtains, natural
lighting control, and artificial lighting as well, such as lamps, for
example, that you can use. If you've got a
fireplace as well, you can use it to add some
extra vibe to that place. So these are the key considerations that
you should keep in mind once you are
conducting decoration. Decoration actions,
degrading actions, or interior design practices, or Home Staging efforts
for a living room?
27. Home Staging , Interior Design , Home Decoration & Improvement : Dining Room: One of my favorite spaces within any real estate property, which is the dining room. Often business deals, sales, great experiences are
conducted or they take place within such a space
which is the dining room, over food, where you break bread with people
and your guests. So in order to provide a
very systematic design, you should keep in mind that whatever style that you
would like to follow, either classical, modern style, irrespective of the
archaic, old-fashioned. It's up to you, but there are key elements
to keep in mind. Sophistication and
organization and elegance. The dining room shouldn't be fine-tuned with
kitchenware such as forks, plates and knives,
which are quite cohesive and the complement
the chairs and the table. And keep in mind to
always add a centerpiece. It can be flowers, a vase, or any piece of ornament or architectural piece
that you have, you could put at the middle of the table to create a sense of symmetry and properly placed the kitchen
where the plates, the forks in front
of the chairs and the equivalent spaces such that whenever someone transitions
into the dining room, they see an perfect pattern. Organized sequence of bytes allocated and five tables,
like we've mentioned. Our brains pick up
on those cues in order to provide a sense of
elegance and sophistication, you need to focus on Cemetery, properly allocating
the kitchenware and the creative pieces in on, on the table in a systematic
fashion have a centerpiece. Get the plates and spoons and forks organized right
next to each other, in front of every chair. And make sure that the
chairs and the tables, they are complementing
each other color wise. To take a look at the
images over here, both of them are two
different styles. On the left side you've got the modern style on the right side we get a classical
style. Both of them. They share elegance,
sophistication and warmth. They seem inviting where you
actually would like to enjoy having a meal with them,
Those dining groups. On the left side you can
see the centerpiece is basically a bowl
filled with lemons, perfectly complements the table that you have over here,
which is made up of food. And we got metallic
chairs black in color, and we got the
table to be brown, which is what both of them, they're considered
within the shades of neutral colors and the blend perfectly with the
light lighting. We got chandelier over here. We have greenery properly placed at the corners
and over-the-counter, such that you have a cohesive, complete look and feel. That this is a
modern style which is tilting towards nature. You got the lights, you
got the natural lighting, you got the greenery, you got the wooden table, you got the centerpiece, which is made up of
a natural element, lemons, flowers as well. All of these, they
compliment each other. Take a look on the other side. You do have a classical carpet with flowers patterns
and decoration. And we have a centerpiece
which is made up of flowers and it complements the wallpaper would give
flower pattern as well. Not too intrusive. A bit, like blending smoothly
with the environment. You've got natural
lighting from both sides, just exuding natural lights, light rays on the table. So this is a classical setup. This is a modern setup. You can use them both for reference to help
you develop an idea, but what's in common between
them as organization, sophistication,
warmth, and coziness, it shouldn't be inviting. Think about it this way. Would you like to have a meal in any of those
places you have? The answer is just simply yes. It means you've done a good job.
28. Home Staging , Interior Design , Home Decoration & Improvement : Kitchen: Transitioning to the engine of any household or real estate
property and which is the deal breaker for many
when it comes to selling a property or actually buying
or renting out of property. The kitchen. Now there are various designs you've
got modern design, classical design again,
metallic cabinets, who got what and
cabinets, plastic. All of these are
endless choices. But there are key parameters
to keep in mind when you are actually
designing this pace. The kitchen space, first of all, hygiene is number one. Make sure the
countertops or clean the faucets, the
sanitary fixtures, all of these elements, even though they often,
they're often neglected. But many individuals including
yourself, you and I, you would notice that if there
are stains on the faucets, there are stains
on the countertop. Crumbles on the
tables of you have an island or a centerpiece is going to have crumbles on it. It provides you with a
sense of, you know, what, this is a space that doesn't
provide quality of food. Hence, you don't want to
engage with that space, even though you might not
be conscious about it, but you pick up those cues. Take a look at these images, for example, for
reference as well. Both of them. They share organization, they share hygiene
and cleanliness. Also edition of decorative
elements such as fruit basket, centerpiece with
flowers and greenery, including a bit of
greenery here and their natural
lighting to provide extensive sense of
extensive space within the kitchen,
which is very important. A spacious, spacious kitchen overpowers a very small kitchen. That's for sure. So when you are blending the engine of a real estate property,
which is the kitchen, with decorated elements

organization is key. Proper distribution
of kitchenware and elements that you can use
within cooking is essential. Hygiene, cleanliness,
cleanliness go above and beyond in terms of cleaning every single
part of the kitchen, the faucets, sinks,
the countertops. There should be no
stains know crumbles, even a single standard
for catch-up, for example here and
there couldn't be quite problematic to someone
dealing with that space. It provides you
with that negative vibe that you know what, It's not quite clean. Which will draw on
your experience either if you're entertaining, gut, entertaining
guests, or if you're planning on selling a property, the potential client or

around one key element, which is comfort, relaxation. So when you are
picking up furniture, you pick it up accessories. This is the main
focus on your mind. This is the thing they
should focus on the most. Every single piece that
you pick for a bedroom, whether you're talking
about pillows, mattresses, blankets, curtains, rugs,
accessories on the countertops. All of these things
should revolve around comfort, convenience
and relaxation, and a cohesive look
which doesn't seem quite ice training in terms of color patterns and textures, everything should
blend perfectly, creating a very
comforting ambience with minimal influx of signal that
information to your brain. Take a look at both images. Now I provided you
with both images to two different examples that lie on extreme ends
of the spectrum. One of them is
completely white and while the one is using
a neutral color, which is mainly gray, but you'll see both of them. They exude comfort. On the left side
you can see that we have a fluffy cushions. Pillows that you can use to
send the vibe of comfort. You got to throw off blanket
over here and you've got three different
layers of blanket just provide that
sense of luxury. Comfort, a welcoming space. They can just simply
relax and take a look at the
decoration over here, the wall art, the chair which complements the
color from the bed. The color of the door complements the small
chair over here, the bench that you
have, and the flooring. So we've got three
main color elements. We got brown, light
brown from the word, and we do have white from the pillows, blankets,
and the chair. We'd gotten gray from the second layer of the blankets and they
throw a blanket as well. So all of these, they blend together, providing
a theme which is comfort. Take a look on the
right side over here, you do have a modern Sheikh
design where you have a neutral color which is in
gray and the low-level bad, which is close to the ground, it complements the rug. Take a look at the
extra touch of metallic element,
the golden elements, which adds the extra vibe to the space in terms
of class and elegance. Now, try to imagine the
absence of the golden color, the Golden Vase over here. You would find that
it's too stale. It's two adult. By simply adding a bit
of metallic texture, golden colors specifically,
you added an extra vibe. Look at the frame
of the wall art, even though it just quite plain, just a brush with a gray color on it by placing it
within a golden frame, makes it look ups, abstract, unique, and special. And it complements the
entire surroundings where you have various
shades of the colors. We got brown, gray, light gray as well, and we've got a golden color. And for an extra level
of luxury and comfort, there's a TV on the wall, and it's not intrusive
to the entire setting, but it complements it
in case someone needs that extra luxurious experience having a TV within the bedroom, they got access to it. So all of these you find out that they share certain
key foundations. In terms of designing bedrooms. Simplicity, less is
more, in this case, neutral colors to
the maximum comfort in terms of textures
and accessories, these are the key
things to keep in mind as you go about
designing bedrooms. Write them down. Feel free to pause the lecture
and write them down. Because when you're
dealing with projects, like as we're going
through these spaces, these are the key elements
you need to focus on and to check off your list as you're carrying it out with your design
30. Home Staging , Interior Design , Home Decoration & Improvement : Bathrooms: One word sums up your design
approach to bathrooms. Spotlight experience
will actually it's more than one word, but you get the idea,
it's a sentence actually, spotlight experience whenever
you walk into the bathroom, if you want to add hotel before, it could be a very
small pack bathroom, but it's properly organized and it provides you
with that sense of comfort that you're going for an experience which is
a spotlight experience. And the same thing
goes over here. When you are designing a space, weather for home staging, you're selling a property or
you're renting a property or buying out a property or for your own personal interests. When you are
designing or read the creating your home
and your space, your main focus for bathrooms to create a spot
luxurious experience. You could add, for
example, bath mats. You could add lighting, for example, a bit of
greenery here and there, and pick up those scented
lotions, soaps, and queens. They tend to provide that extra specific touch of luxury for whoever is
going to be using them. And adduction, try
to make me make sure that everything is
quite clear and clean. The floors, the
ceiling, the tub, the countertop over
here, even with them, the sink and the faucet, everything's shouldn't
be quiet spotless. They can look at both
of these examples. The first thing
that comes to mind, It's a spa experience. Everything is clean towels or clean towels are properly
folded and organized. The tub is clear and clean. There's nothing there. No. It's not wet and
smudgy and dirty. No. On the contrary, it's perfectly clean,
spotless, literally spotless. And the vibe with the

experiment with accessories. Adding greenery is
adding a bit of a scented candles here
and there just to add some extra sense of luxury with the main focus
of spotlight experience.
31. Home Staging , Interior Design , Home Decoration & Improvement : Outdoor Spaces: Let's transition
to outdoor spaces, which is the first thing that a potential buyer would
see or your potential guests with experience as soon as they step foot
onto the property. So you shouldn't give it
sufficient attention in terms of your design efforts. When you are designing
outdoor spaces, you should focus on comfort, a sense of invitation,
and subliminal luxury. What does the word
subliminal luxury? It would indicate that this
is a luxurious property, but you're not showing off all the best features
of that property. So how do you do this by a properly focusing on a certain
purpose of that product, the outdoor space
as a barbeque area, is it a seating area, It's pool area, or it's a
playground for the kids. All of these are main focuses. So just simply try to
go for one of them, focus on it and add
accessories to complement it. Or you could have a
multi-purpose outdoor areas, but makes sure that
you divide this space equivalently where it's quite clear that this is
a barbeque area. This is the pool area, and that's the kids play
area, playing a playground. So when you don't want to have everything quite
merged together, it's quite confusing for the potential buyers and
for your guests as well. What is the purpose
of the space in terms of how is it organized? How are you using this pace? And it will give them an
impression about what to expect as they transition
inside the space. If it's not organized
on the outdoors, Most probably wouldn't be
organized indoors as well. Take a look at both
of these spaces. On the left side they
provide it has a fire pit in the middle where we
got a seating area, natural light, a
bit of an umbrella just to add that extra
level of luxury. And it's quite an
inviting atmospheric. And we get a small thin rug to create a plot for
the seating area. On the right-hand side, whenever you step into that
property, this is the gate. The first thing that
pops is nature. It's quite natural,
filled with greenery, pots everywhere with Queens and flowers and shrubs and
all of these things. And take a look at the
seating area under the ceiling over here. The seating area has pillows which complement the greenery
green pillows as well. So what is the vibe that
you're picking from this? Most probably the
homeowner likes nature, more nature oriented. And the experience
that you would have revolves around being
part of nature. That's the first impression
that you would pick before even talking to
anyone on the property. On the left side, whenever
you step into the property, what's the first
impression that you have? Luxury uncomfort. So it's up to you to tinker with the arrangement of the
furniture and accessories. But for outdoor spaces, pick a theme or goal for
luxury or going for nature. Are you going for a
playground for Kids? Are you going for
a barbecue area for family time or are we going going for a pool and
relaxation experience? So pick one of those
themes and tried to build your furniture and the selection of greenery to complement that
32. Home Staging , Interior Design , Home Decoration & Improvement : Entrance: We're going to tackle the main entrance as
specific as it sounds, the main interests is very, very important because it's the first thing that
your guests are, potential buyers are
going to be experiencing as they transition from
outdoors towards the endorses. Here are a couple of key
elements to keep in mind. First of all, clear
the clutter and make sure it's perfectly clean. Everything is quite
organized, quite spotless. The door, the knob, the frame, and the sides of the entrance add a doormat at the
main entrance and shows a level of interests
at a welcome, welcome home. Something inviting,
something quite luxurious. And the sense of the message
that you're going to be sending to your
potential guests, and the texture and the
thickness of the doormat, or how slim it is, how thick it is just to
make sure that pops, it stands out because most
problems whenever you want it to visit someone as
your ring the doorbell, obviously you're going
to be looking downwards. And the first thing that
you see other than issues is the doormat add greenery, either from the
frame suspended from the frame of the door or on
the sides of the entrance. We're going to see a couple
of examples on that. Greenery or vases or
ornaments on the sides. It will help you to introduce the space to
potential guests or bias. What are they going
to expect in terms of the vibe and the ambiance whenever they transition
into that space. Consider lighting,
have some spotlights have just adore light. Once you click it, it turns on. It's a sense of an
invitation that we are expecting guests
in that case, which is something apparent, which is taught in
hospitality one-on-one. Having some lighting
creates a sense of invitation for your guests
that we are expecting. You add a pop of color. You could either add the color through the doormat
or the door itself, could be quite popping, can be red, it could
be yellowish or green. At the door knob could be of a different style and texture. You could have one of
those classical knobs you can use simply to bang on the door to let the owners of the space
that you have arrived. So all of these
accessories, the doorknob, the metallic piece at
the center of the door, the centerpiece too,
actually bang on the door and the color scheme
of the door itself. All of these elements, they help you to add
an extra touch to it, which we have mentioned
that within the space, we tend to depersonalize
the space, especially for home
staging purposes and for buying or
selling a property. You don't want to have
the personal input from the current owner
within the space. But on the entrance of the door, it would be quiet, friendly, and inviting to add a bit
of a personal touch to it. It's simply could add
a welcome sign or a personalized
doormat like the one over here talking about once
we are adding a doormat, just simply to welcome the potential guests and
the potential buyers. Based on your own
sense of welcoming. Let's say these are the
key elements to keep in mind when you
are home staging, decorating the
entrance of the space. Take a look at the
current examples which we can be used for reference. On the left side, you do have the
transparent and trips and the potential guests nick can see with them the space. They can see a rug, we can see a spacious entrants. Everything is quite
clear and organized. Take a look at this current
space from the outdoors. So you've got the
lighting over here, another light over here. You've got a bit of greenery and the wooden doors with wooden
handles and a wooden frame. It provides you with the cottage like experience that you're walking into someone's
somewhere which is not nature natural oriented, but it has its nature
oriented that has a natural feel to it as it blends with
elements from nature. Take a look at this example
over here, very classical. Take a look at the house,
neutral and colors. But what's popping in
this case is the door. It's a bit of radish
oranges in color. Whatever you step foot
towards that space, it's the first thing that
grabs your attention. What does it give you an
indication of what exactly the homeowners or the potential
sellers of the space, that they are
vibrant individuals and energetic individuals, you could use just simply
pick up those cues from these elements without even
stepping into the property. Yet, take a look at the
organization and cleanliness. Small herbs and shrubs over here that complement
the entrance and provide you with
a clear pathway towards this popping doors. So all of these elements, they tend to complement the main entrance
and you should give the entrance attention as
part of your design efforts.
33. Tips for Designing Outdoor Spaces: Welcome back to the section
of the course in which we are going to apply interior
design practices, strategies, decorations, kills, home staging efforts
for the outdoor spaces. If you have a piece
of real estate or your own private residence and you do have an outdoor space. This section of the course will provide you with ideas
or strategies and techniques to help you transform that space
into an experience. Now, once we are dealing
with outdoor spaces, we do have a lot of options
such as we have backyards, we again, balconies, patios. It's a space which
extends beyond the purposes of PR a residence. It's considered to
be an outdoor space. Take a look at the current image over here on the left-hand side, for example, you have
a small seating area, outdoor seating area, have a fireplace in front
of a brick wall to give you a sense of
indoor experience. Let's say you got
the tiles and you have the lighting on
the side of the tiles, which we are going to
use to help us create a sense of premises or a
parameter for that space. Whenever you walk in, like we've mentioned many
times within the course, our brains pick up on patterns. If everything is quite
allocated in a systematic way, our brains will depict
a sense of comfort. They can look at this image
for better understanding. Now, you do have
a patio which has an elevated deck outside
of the living space. You've got your own wall in this current case,
surrounded by greenery. Always, always, always whenever you do have an outdoor space, try to include and
granaries, sky's the limit. Plants, trees, herbs, flowers. Experiment with different
colors based on the seasons. Summer plants are different
than winter plants. And you've got all-time
favorites in terms of outdoor spaces and
greenery such as oak trees, which are quite huge. And they provide you
with the sense of space and integration
with nature. Now, you're going to blend
as well as furniture, keeping in mind the
neutral colors. Once you're dealing with
outdoor spaces as well. The same key principles we've talked about within
indoor spaces, they transition to
outdoor spaces. Also maintain a sense
of symmetry and organization when
you take a look at the image in front of you
right now, what do you notice? Everything is systematic,
everything is organized. This is one of the key important
things to keep in mind. Now, in this section, we've highlighted multiple
important points, but in the upcoming slides
we're going to take a look at specific key strategies
that you need to keep in mind as you deal with
designing of outdoor spaces.
34. Home Staging , Interior Design , Home Decoration & Improvement : Outdoor Tip #1: Welcome back and
kicking things off with tip number one and
strategy number one, cleanliness and hygiene go
above and beyond when it comes to having a space
tidied up, cleansed, cleaned out, you
shouldn't do avoid doing the bare minimum should go
above and beyond trunk to make sure everything is quiet
spotless because once again, our brains, we tend
to find a big things which pop out from
the normal criteria. If you take a look
at these options, for example, on the left
side and right side, you notice that everything
is quite clean, even the sides of the pool, even the water, the glass, the tables that share. We're not talking,
talking about texture, how old or new something is. What we're talking about
the aspect of cleanliness. Whenever you're dealing
with an indoor space or an outdoor space, think about it just
like wearing a shirt. If you have a shirt on it. So white shirt, it could
be the best texture, the best linen, the best design, everything just simply perfect. But if we take a look at
the sleeve of the Shorty, get a smudge of
ketchup, for example. All of a sudden the best parts
of that shirts are gone. And you're fixating only
on the negative aspect, which is that much. And the same thing happens for guests and potential buyers. Specifically potential buyers, whenever they walk
into the space, they are looking for
a reason not to buy. Considered when you're
buying a pair of shoes, for example, we try the shoes. You take a look at the texture. You walk around the
store with the shoes, how do they feel? How do they provide you
with a sense of comfort? How did they look
out the price tag, all of these things? And then all of a
sudden you realize that the shoe lace
is a bit dirty, then you change your mind
or you don't buy the shoes. The same thing happens
with real estate, but the stakes are quite higher because everything
should be accounted for. And a slight mistake like
not cleaning the property. Also, in terms of
having guests over, everything could
be perfectly fine. You could have the most
expensive pieces of furniture. Yet it's not clean. Obviously the experience
going to be negative. So this goes as is
number one on our list. In terms of having a
clean and tidy space. Even once we're considering when we're talking about
outdoor spaces.
35. Home Staging , Interior Design , Home Decoration & Improvement : Outdoor Tip #2: The second key strategy to add on designing outdoor spaces, furniture, it's often overlooked when someone is trying to
deal with an outdoor space, they're trying to
make it look nice. The model on the AD plants, they are the add some
greenery, some lighting. And the last thing
that comes to mind, adding a sofa, for
example, outdoors. On the contrary, once
you go above and beyond with these
design approaches, where you actually go
beyond what's normal. This is what gets the
attention in terms of making up properties and out. Take a look at the
image on the left side, for example, you get a
beachfront yes, sand. And you gotta elevated deck where the center
of the table you get seating area
around the table as if you're sitting in the
living room but outdoors. Take a look at the other side. You've got a patio. You get greenery on the left-hand
side and the right-hand side, you get a swing, and you get a sofa,
three cedar sofa, and you get a coffee table
with a book and a base, and a floor carpet, which is circular in nature, zoom out a bit, and
what do you notice? It looks quite symmetrical. Nice fusion of colors
and neutral colors. We've got the white paint, we got the dark brown and
the light brown is beige. And the context and
the blend between the added greenery and
the natural scenery. All of these things, colors, arrangement of the furniture, the symmetry of the arrangement. They make this patio
look exquisite. So when you're buying
furniture for us, a certain outdoor space, keep in mind that the
target is to have the space feel more
inviting and functional. At the same time, you
can consider adding a table chairs or a lounge chair to create a
comfortable seating areas, especially when you're
dealing with outdoor spaces. Comfort is your
number one priority. Then you go for functionality. These are the two
things to keep in mind. Luxury, That's for
indoor spaces.
36. Home Staging , Interior Design , Home Decoration & Improvement : Outdoor Tip #3: This is one of my
favorite strategies and techniques for indoor
design of outdoor design. Adding plants and flowers. Once you include a natural
element within a space, whether we're talking about internal space interior design or external space
exterior design. The blend, our diffusion between natural elements and the
surroundings within the space. It creates a sense of comfort. At coziness provides with net, provides you with natural
energy that you can just simply pick on as soon as
you're engaging with the space. In addition to helping
you fuse with nature, humans, we are natural creatures that are bonded to nature. Whenever you walk
outdoors during sunlight or you walk
outdoors in the afternoon, you're engaging with
nature and you being influenced by the
energy that you're picking up from
your surroundings. So when you are
designing for outdoors, adding plants and flowers
can help transform the experience from being artificial to something natural. Feel free to experiment with
various designs in terms of adding hanging
baskets of flowers, we can just simply have, and bushes and flowers on the ground and merge with tiles. I got a couple of
examples for you to help you visualize what
I'm talking about. Take a look at this
image for example, this is the top view
for the same space. This is the top view. You do have white pebbles, artificial pebbles,
and you've got the entire space
surrounded with greenery. You could change the
options of the plants. As you see, it seemed,
seems nece, necessary. Or if you'd like to add some
extra color, for example, you can change the green plants
and have some Jasmine's, for example, you could have
a black pebbles Over here. And why Jasmine provides
a good contrast. In addition to the wooden tiles and the wooden dining table, take a look at the overhang, would embark beams to
cover the seating area. Everything is quite
worth made up food. In this current context, you got natural
elements throughout. White pebbles, wooden
tiles, wooden bars, wooden tables, wouldn't chairs, surrounded by plants, pottery or all these things are just
simply elements from nature. You used to construct
a proper design. Take a look at the side of you, for example, to help you
understand it better. And the thing which influences this is the
most is the lighting, the presence of lighting. Now, lighting design,
we're going to be keeping it for a
separate course because it requires a thorough
technical attention in addition to the design and
architectural aesthetics. Now, take a look at
this grant example. You do have an outdoor tub. You do have an
elevated seating area. Again, once you go outdoors, we're blending elements
of rocks, Tone, greens, and would why natural
aspects blending with nature wants to step outside the premises of this
current residents. You're transitioning
from marble tiles, wooden tiles, to the pond, which is the hot
tub in this case, which gives you an idea or an image that you're
walking into something, which is part of nature. You've got a pond, you
get trees, you got what? You got marbles, we got pebbles. All of these things
are elements which are present in
nature by default, we are using them in a certain arrangement
to provide us with a natural experience as an
extension of the indoor space. Greenery once again,
surrounding the space, you've got this designated
area which keeps on changing. By the way, you can pick up those plants and
flowers instead, which makes the space of vibrant and
continuously evolving. This is one of the key
tactics I like to keep in mind when it comes to designing outdoor spaces
based on my preference, obviously, having the options to change the elements
within this space. For example, changing
the greenery, different types of
plants or flowers, changing the furniture, changing the flooring,
if possible. If you do have tiles over here, it's quite difficult to change
them every now and then, but you could change
the pebbles and between them we
can go from gray, white, black depending
on reference. So greenery is
easily switchable. Lighting is easily
switchable in some cases, the types of flowers and the arrangement of the
flowers are quite switchable. Take a look at this image. For example, even
a small balcony couldn't be a great addition
to your living space or, or to the real estate
property that you have. By simply transforming this
small balcony into a garden. They could look at the flowers
that get rather you got YT get overhanging
bushes and plants. All of these things
get transformed, this dulled balcony into
a natural experience. Feel free to switch
all of these elements. You can change the
colors of the flowers, it can change the
types of the plants. You could add a bit of lighting, either dangling from the sides of the balcony or as
an overhang lighting to help you shed some focus on the natural elements
of these balconies. So the key take from this
current part of the course at this current point in time
is just simply to use plants and flowers and
tried to experiment. This is a very powerful tool which is often overlooked
in addition to furniture. Furniture, flowers,
and greenery. These are two powerful
combinations in addition to light. Now the lighting design,
like we've mentioned, we're going to be keeping
it for a separate course. Try to utilize these
two powerful techniques for the time being
and apply them within your own day-to-day life
and see how they can transform the space is
whether indoors or outdoors.
37. Home Staging , Interior Design , Home Decoration & Improvement : Outdoor Tip #4: One of my favorite
tools or strategies to transform any space that
I've personally experienced, the power of transforming
adult space, a regular space, through
manipulation of light. Like we've mentioned,
we're going to be having a dedicated course on lighting design includes,
including calculations. How can you conduct lighting
design calculation? So stay tuned for that. But for the current time behind, add lighting to
the outdoor spaces to help you create
different vibes. Whether you'd like something
to provide a cozy vibe, a vibrant vibe, an act of vibe. You could add string lights, which are just simply
strings made up of lighting. Lanterns. You can just
simply hang those lanterns, are placed them on the
ground or a fire pit, which is a great fit
for outdoor spaces, which will help you
create a cozy ambiance. They can look at these images. For example, this
outdoor space is made up of greenery and just simply
tiles and staircases. Nothing fancy, but you do have a fire pit over there
and you do have all of these lightings which help you experience a great vibe
from this current space. You can notice that it's
something luxurious, even though it's quite simple. It's just simply greenery. But the integration
of lighting can help transform the visual aspect. And in a powerful way, they can look at
this current image. For example, the ceiling lights. The suspended ceiling
lights covered by a basket, helps create a focused
channel of light such that the entire
surrounding space might be dull or dark. But the visual sitting on this current
seating arrangement, we're going to experience the presence of the
ambient soft light. It's a cozy environment that's a comfortable seating simply by adding the element of light
38. Home Staging , Interior Design , Home Decoration & Improvement : Outdoor Tip #5: When you have an outdoor space, your main goal is
to have a focus or a main usage for
that specific space. It should be clear
at the moment you step into that space. This is a cooking
area or this is an outdoor kitchen or this is seating area or does
is a barbeque area, or just simply this
is a gathering area. All of these elements should
be taken into consideration. You don't want to have an
outdoor space which provides mixed signals as the
something for the kids, or is this something for hanging out or is this something
for gardening? All of these things, they tend to influence the experience that you
have within the space. So mixture that the
purpose is clear. Is it entertainment,
relaxation, dining? Make sure to define the space by arranging the
furniture properly. Again, organization is key. Makes sure that the
accessories that you use help supplement the
purpose of that space. If you have a cooking area, for example, barbeque
gathering for the family. But to be suitable to
have an oven weather, a classical fire stove
or electrical oven, have an island for the cutting and
preparation of the food. Or if this area is mainly
for entertainment, it's important to
have TV, for example, or adding some elements of lighting such as a
fire pit or fireplace, having a coffee table with some accessories that you could help to supplement
the experience. Whether a couple of books, whether a vase or a
part of flowers to help the occupants enjoy the presence and the gathering
within that space, you could have just
simply a bowl filled with cookies, for example. Yes, to provide the message
that this space is designated for relaxation or the space is designated for entertainment. The whole point is,
define the space. If you have an outdoor space, ask yourself, what
is the purpose? What am I, what am I going
to use the space for? Or what do I want my guests to experience or the potential
buyer of that space to experience whenever
the transition from indoors to outdoors as a
sense of entertainment, sense of essay, dining and cooking and
family-oriented image. Or you need to have
a sports-related, you've got trampolines,
you got a swimming pool, and you get a basketball area. So define the purpose. Pick the furniture for
that specific purpose, and the accessories to
complement that purpose. By defining that space, you are reducing
the chances of it confused buyer or
a confused guest. Clarity and focus. These are essential when you are designing and outdoor space
39. Home Staging , Interior Design , Home Decoration & Improvement : Outdoor Tip #6: Spaces with a view, 90% of your job is done. The only ten per cent that
you need to do as orient everything in terms of the furniture that
arrangement, the accessories. To highlight the view. You've got a great
scenery over here. You could just simply use the
frames to help you create the wooden frames
over here to help you create an abstract
image of nature. It's already there by just simply adding these
wooden beams. It helps you create a reframe such that when you're
sitting and your dining and you're taking
a look at confines your vision to a frame like or portrait experience
by highlighting the view or by
amplifying the view, you are able to take a regular
space and transform it to a delightful experience by
considering this image again, imagine you have nothing at
the back. There is no view. It looks just simply
stale and down, you've got a dining area, you got a barbecue pit, and that's it, right? Nothing fancy,
nothing which pumps. But the simple fact, while not that simple, Having such powerful view, complementing the
outdoor space helps transform and
multiply the impact of such a space by
thousand times. Take a look at this
simple example. Two chairs, coffee cherries, a small table with a smoke
pot in the middle with flowers surrounded by
greenery is right. Just the fact that you have used the presence
of those green, orange and have added two chairs and a
table in the middle. Accordion suspension, which is the wooden
frames in this case. To help you create a sense
of an isolated space, slightly isolated from nature, but being part of nature. By just taking a look at this, you couldn't have one
of the greatest cups of coffee in the afternoon, right? Simply being there. So if you have a view, if you've got a natural
view or if you have something which stands out
within the space highlighted. If you have a fireplace oriented the furniture
towards the fireplace, you got greenery,
you get a scenery. You are sitting on
a mountain top, for example, and you
got a view of the sea. Everything should be
focused towards that view. The furniture arrangement, the
accessories that you pick, this should complement the
presence within that space.
40. Home Staging , Interior Design , Home Decoration & Improvement : Outdoor Tip #7: And no one said accessories
are bound to be indoors. You could add pillows, rugs, carpets, vases
wherever you please. If it applies indoors, you can just simply
spice things up and throw it outdoors
and see the impact. Take a look at the pillows
and blankets over here. Take a look at the carpets
under the coffee table. They can look at the vase with flowers and the fruit basket, all of these things, even though usually
we see them indoors, but moving them
outdoors helps create a wonderful experience
that you wouldn't be surprised how easy it is
to transform such a space, an outdoor space,
by simply moving accessories are adding
accessories to that space.
