Venice California map(s)

The Project:

I'm planning to make a map or possibly maps of parts of Venice. My first idea is to make a map of my old street (and sort of the main drag in Venice), Abbot Kinney Blvd, with an emphasis on the individual buildings that line the street. My second idea is to make a map of the remaining Venice canals (again, making sure to get a feel for the architecture of the buildings that line the canals). Maybe even combine those maps into a larger map with other parts to be filled in as I go...

I'm going to take some photos this weekend and work on the handdrawn map exercise, so I hope to have those things uploaded soon!

Background Questions:

Why am I making this map? For fun? A client? A gift? To showcase my favorite places? Etc.
Primarily for fun. I spend all my time doing graphic design on the computer so I'm excited to get back to some handdrawn design.

Why am I the expert to create this map?
I love my neighborhood and I love maps, so why not a map of my neighborhood? :)

Who is my target audience?
Venice locals and fans.

Do I want my final project to be printed or digital? How is going to be used/held? What other constraints do I need to keep in mind moving forward? (Note type can be smaller on printed maps than when viewed on web)
Printed. I'd love to have a design that I can print on quality paper and give/sell to people who love Venice as much as I do.

What level of detail do I need to include? (Names, addresses, contact info, street names, website, hours, descriptions, color coding, etc.)
My idea is to do just a few blocks of Abbot Kinney Blvd but to include the buildings that line the street. I'd like to do a version only including the buildings (without shop/restaurant names, etc.) but also play around with including business details and a key. I'm thinking buildings will be somewhat abstract, but I'd like to use the colors from the buildings themselves because Venice has such a fun bright color palette.

Dear class, I need your help/expertise/guidance on how to…
I'd love any feedback and ideas as to how to organize my map and what to include.

Adding some photos:

Sketch of part of the street.

Photo of the building labeled 1645 in my sketch (taken at the intersection of Venice Blvd and Abbot Kinney Blvd).

Google maps screen shot of 1645 Abbot Kinney from satellite view.

Cut paper rendering of 1645 AK.

My current idea is to create 3D cut paper building models and paint them abstractly with the actual building colors then create the map by computer and place the buildings that I've created and painted by hand into the computer map.
